Job summary

Healthcare Realty Trust in Dallas is seeking a Property Manager to oversee a portfolio of medical office buildings. The role requires strong communication, organization, and the ability to manage staff, vendors, and tenant relations.

Qualifications

• Five years+ experience as an onsite property manager, preferably medical office buildings.
• Four-year college degree required.
• Excellent written and verbal communication skills.
• Strong organizational and analytical abilities.
• CPM or RPA designation is a plus.
• Experience managing a staff preferred.

Responsibilities

• Act as primary contact with tenants and oversee daily property operations.
• Perform regular property inspections and recommend maintenance or reconditioning as needed.
• Contract for vendor selection and oversight.
• Handle routine property accounting functions (AP/AR) and forecasts for operating/capital expenses.
• Support new tenant orientation and coordinate tenant-related activities.
• Work with tenants, staff and vendors to ensure work orders are completed.
• Provide timely, courteous service and work independently.
• Participate in leasing discussions and bid tenant/capital improvement projects.

Recommends alterations, maintenance and reconditioning as necessary. Contracts for vendor selection and oversight.Perform routine property accounting functions such as AP processing and AR reporting. Development of bi-annual forecasts for operating and capital expenses and review of annual Operating Expense Recoveries and Operating Expense Reconciliations.Support new tenant orientation programs and coordinates tenant-related activities.Work with tenants, building maintenance staff and vendors to ensure work orders are complete.Ability to provide efficient, timely, reliable and courteous service to customers. Must be able to work independently.Participate in leasing discussions and provide recommendations where applicable.Solicit bids for tenant and capital improvement projects, ensure projects are completed on time.Monitor construction progress and attend construction meetings as necessary.
