Job summary

Clean Harbors, Inc. is seeking a Property Manager in Compton, CA to oversee contractors, projects, and vendors servicing the property.

You will supervise building systems (electrical, mechanical, HVAC, fire/life safety, elevators, security, janitorial) and lead energy conservation initiatives, budgeting, and contract negotiations. Qualifications

  • BS in Facility Management, Construction Management, Business or Engineering.
  • 7-10 years' experience in facility management.
  • Preferred LEED and ENERGY STAR knowledge.
  • Knowledge of construction, maintenance, electrical, HVAC, plumbing and building systems.
  • Knowledge of MS Word, Excel, PowerPoint, Budget preparation, and cost-benefit analysis.
  • Knowledge of when to use contractors due to time or cost considerations.

  • Manage contractors and vendors servicing; maintain building cleanliness and aesthetics.
  • Support preparation of annual budgets with local managers; communicate progress in weekly meetings.
  • Collaborate with Senior Property Manager to monitor sites and mitigate risks.

Job description

The Property Manager is responsible to manage contractors, projects and vendors servicing the Specified Property, including overseeing the functioning of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial, developing energy conservation programs, site efficiencies, and negotiating contracts.

Responsibilities
  • Must be able to communicate effectively with all stakeholders and influence others beyond direct sphere of control. Oversee the function of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial.
  • Regular Inspections (Monthly/Quarterly/Annually) of the mechanical systems, electrical systems, fire systems, roof systems, and critical infrastructure to ensure all systems are running at an efficient standards
  • Prepare annual budgets for building expenses.
  • Obtain bids, negotiate pricing and select contractors for multiple projects at multiple sites.
  • Monitor/track project performance to specifications.
  • Write purchase orders for services and maintenance and approve payments.
  • Manage contractors and vendors servicing.
  • Maintain building cleanliness and aesthetics.
  • Support preparation of annual budgets (Operational and Capital) with local managers.
  • Work closely with the Senior Property Manager to monitor sites for potential problems and work to mitigate any risks.
  • Understands the functioning of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, building security, and janitorial.
  • Communicate appropriately with Local Operations Managers and Director of Property Management, through written and verbal communication.
  • Keeps appropriate people informed of site by site project progress, completes weekly Status Reports, participates in weekly Property meetings.
  • Maintains a positive, professional demeanor.
  • Assist where applicable in acquisitions, decommissions, corporate initiatives, strategic projects and branch consolidations.
Qualifications
  • BS in Facility Management, Construction Management, Business or Engineering
  • 7-10 years' experience in facility management
  • Preferred experience with LEED and ENERGY STAR rating system.
  • Knowledge of construction, maintenance, electrical, HVAC, plumbing and other building systems required
  • Knowledge of State, Provincial and Municipal building codes and regulations required.
  • Knowledge of MS Word, Excel, PowerPoint, Budget preparation, and cost benefit analysis;
  • Knowledge of when to use contractors due to time or cost considerations.
