Job summary

Clean Harbors in Baltimore, MD seeks a Property Manager to oversee contractors and vendors for the property, ensuring building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, and security operate efficiently.

You will prepare budgets, obtain bids, monitor project performance, write purchase orders, and coordinate with senior management while maintaining safety, cleanliness, and compliance across sites.

Qualifications

  • BS in Facility Management, Construction Management, Business or Engineering.
  • 7-10 years of facility management experience.
  • LEED and ENERGY STAR rating system experience preferred.
  • Knowledge of construction, maintenance, electrical, HVAC, plumbing and other building systems.
  • Knowledge of State, Provincial and Municipal building codes and regulations.
  • MS Word, Excel, PowerPoint, Budget preparation and cost-benefit analysis.

  • Prepare annual operating and capital budgets.
  • Obtain bids, negotiate pricing, and select contractors for multiple projects.
  • Monitor/track project performance to specifications.

  • Maintain building cleanliness and aesthetics.
  • Support preparation of annual budgets with local managers.
  • Collaborate with Senior Property Manager to mitigate risks.
  • Communicate status and progress in weekly meetings and reports.

Job description

The Property Manager is responsible to manage contractors, projects and vendors servicing the Specified Property, including overseeing the functioning of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial, developing energy conservation programs, site efficiencies, and negotiating contracts.

Responsibilities
  • Must be able to communicate effectively with all stakeholders and influence others beyond direct sphere of control. Oversee the function of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial.
  • Regular Inspections (Monthly/Quarterly/Annually) of the mechanical systems, electrical systems, fire systems, roof systems, and critical infrastructure to ensure all systems are running at an efficient standards
  • Prepare annual budgets for building expenses.
  • Obtain bids, negotiate pricing and select contractors for multiple projects at multiple sites.
  • Monitor/track project performance to specifications.
  • Write purchase orders for services and maintenance and approve payments.
  • Manage contractors and vendors servicing.
  • Maintain building cleanliness and aesthetics.
  • Support preparation of annual budgets (Operational and Capital) with local managers.
  • Work closely with the Senior Property Manager to monitor sites for potential problems and work to mitigate any risks.
  • Understands the functioning of all building systems such as electrical, mechanical, HVAC, fire/life safety, elevators, building security, and janitorial.
  • Communicate appropriately with Local Operations Managers and Director of Property Management, through written and verbal communication.
  • Keeps appropriate people informed of site by site project progress, completes weekly Status Reports, participates in weekly Property meetings.
  • Maintains a positive, professional demeanor.
  • Assist where applicable in acquisitions, decommissions, corporate initiatives, strategic projects and branch consolidations.
Qualifications
  • BS in Facility Management, Construction Management, Business or Engineering
  • 7-10 years' experience in facility management
  • Preferred experience with LEED and ENERGY STAR rating system.
  • Knowledge of construction, maintenance, electrical, HVAC, plumbing and other building systems required
  • Knowledge of State, Provincial and Municipal building codes and regulations required.
  • Knowledge of MS Word, Excel, PowerPoint, Budget preparation, and cost benefit analysis;
  • Knowledge of when to use contractors due to time or cost considerations.
