Role Description

The Property Manager is a full-time, on-site role based in Charleston, SC, responsible for the day-to-day operations and financial performance of a multifamily community. This role oversees leasing activities, resident relations, rent collection, and enforcement of community policies to maintain high occupancy and resident satisfaction. The Property Manager coordinates maintenance and repairs, conducts regular property inspections, and partners with vendors and contractors to ensure the property is well-maintained and compliant with safety and regulatory standards. Daily tasks include reviewing budgets and financial reports, preparing operational and occupancy reports, and implementing strategies to improve revenue and control expenses. The role also involves leading and coaching onsite team members, supporting marketing and outreach efforts, and representing Trion’s values through professional, respectful communication with residents, prospects, and partners.

Qualifications

• Property operations and administration skills, including experience with leasing, rent collection, budgeting, and vendor management.
• Resident service and communication skills, with the ability to manage resident concerns, maintain positive relationships, and handle conflict professionally.
• Facilities and maintenance coordination skills, including scheduling repairs, conducting inspections, and ensuring compliance with safety and regulatory requirements.
• Leadership and team management skills, with experience supervising onsite staff, setting priorities, and fostering a collaborative work environment.
• Analytical and organizational skills, including proficiency with property management software, basic financial analysis, and accurate recordkeeping.
• Knowledge of fair housing laws, local landlord-tenant regulations, and best practices in multifamily property management.
• Prior multifamily property management experience is strongly preferred; experience in value-add or renovation-focused communities is a plus.
• High school diploma or equivalent required; an associate or bachelor’s degree in business, real estate, or a related field is beneficial.
• Ability to work on-site in Charleston, SC, with flexibility to respond to occasional after-hours emergencies.
