Job summary

Fairfield Property Management is seeking an experienced Property Manager to join our team! As the Property Manager, you will oversee all on-site operations at our community, leading and inspiring our team while ensuring the property runs like a well-oiled machine.

Qualifications

• Minimum of 1 year of property management experience.
• Bachelor’s Degree preferred; High School Diploma or equivalent required.
• Experience with Tax Credit, HUD and/or Section 8 housing preferred.
• Ability to communicate effectively and professionally.
• Strong leadership and customer service skills.

Responsibilities

• Manage the financial performance of the property by overseeing rents, occupancies and expenditures.
• Direct, oversee and effectively communicate with all onsite staff members.
• Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
• Schedule and coordinate vendors, contractors, and staff assignments.
• Collect and post rent, ensure 5/10 day notices for non-payment are issued by deadline.
• Maintain and balance batch log daily of all financial activity.
• File evictions on non-payments and appear in court as necessary.
• Oversee leasing activity and review applications, background checks, and credit reports for all applicants, processing the 50059s.
• Ensure all applicant and tenant relations adhere to HUD, USDA, Tax Credit (Section 42), and FPM requirements.
• Prepares site for REAC inspections and Management Occupancy Review inspections.
• Additional duties as deemed necessary by management and required to operate the property as efficiently as possible

• Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, FPM employees, vendors, suppliers, and members of the public
• Strong leadership and customer service skills
• Ability to maintain reliable transportation, a current and valid driver’s license, and vehicle insurance required
