Job summary

Tailwind Group, Inc. is seeking a Property Manager for The Quarters Auburn, a student housing community in Auburn, Alabama. The role oversees property operations, maintains standards, delivers strong resident service, and protects the property's reputation.

Responsibilities include budgeting support, supervising on-site staff, and ensuring compliance with housing laws and company policies. The position is full-time, Monday–Friday, with occasional after-hours duties as needed.

Qualifications

  • Bachelor’s degree in Business Administration, Marketing, Real Estate, or related field; or 3+ years of progressive property management experience.
  • Strong administrative, organizational and communication skills.
  • Understanding of Fair Housing laws, Tenant/Landlord rights, and general real estate principles.

Responsibilities

  • Manage current and future resident relations, including rent charges and lease expectations.
  • Coordinate invoices for goods/services required to maintain the property.
  • Assist in development and execution of budgets, campaigns, and events.
  • Lead on-site maintenance, office staff, and leasing team members.
  • Coordinate collection and documentation of required resident fees.
  • Participate in onboarding, training, and performance reviews.
  • Deliver excellent customer service to residents, prospects, vendors, and community members.
  • Maintain complete community files and records in Entrata.
  • Assist with turnover and move-in/move-out procedures.
  • Respond to after-hour emergencies.

The Position

The Property Manager is primarily responsible for general oversight and management of a student housing community. This individual will ensure the property is adequately maintained at a level exceeding company standard and providing profitable returns. A successful Property Manager will provide excellent customer service to our residents, take pride in the property, and understand that this role is critical to the reputation of the property.

The Property

The Quarters Auburn is a garden-style property in Auburn, Alabama, designed to serve students attending Auburn University. The 180 unit, 576 bed community offers 2, 3, and 4-bedroom units with amenities that include newly renovated fitness center and computer lab, new Pilates/yoga space, swimming pool, and much more. The Quarters provides team members with opportunities to develop and grow their careers while delivering an unmatched living experience for our residents.

This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.

The compensation range for this position is $62,0000 - $80,000 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
  • Manage all current and future resident relations pertaining to coordinating requests, understanding rent charges, lease expectations and other resident concerns.
  • Engage, contract, supervise and approve invoices for all goods/services required to maintain the property.
  • Assist in the development and implementation of budgets, marketing campaigns, business plans and special events.
  • Successfully lead on-site maintenance technicians, office staff, and leasing team members.
  • Coordinate collection and documentation of all required fees from current and future residents.
  • Participate in new employee onboarding, training, and employee performance reviews.
  • Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
  • Maintain complete and accurate community files and records in Entrata.
  • Assist with annual unit turnover and help execute move-in/move-out procedures.
  • Respond to after-hour emergency issues.
Requirements
  • Bachelor’s Degree in Business Administration, Marketing, Real Estate, or related field and/or three or more years of progressive experience in property management is preferred.
Knowledge, Skills, & Abilities
  • Demonstrated ability to work in a growing, fast-paced environment managing multiple projects simultaneously.
  • Understanding of basic standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
  • Demonstrate a high level of integrity and professionalism.
  • Possess strong administrative, organization and communication skills.
  • Ability to have a positive and innovative approach to problem-solving.
  • Experience with Entrata or a similar system is preferred.
  • Ability to become a Certified Pool Operator.
