Cory Executive Recruiting is seeking a Multi-Site Property Manager based in Ames, IA. You will own the financial performance of multiple properties, drive occupancy and NOI, and report to regional leadership.

You'll lead pricing, marketing, inspections, and vendor partnerships while hiring and coaching on-site teams. A data-driven, results-oriented leader with 2–5 years in student housing and 500+ beds is ideal.

Qualifications

• 2–5 years of student housing management experience, ideally overseeing 500+ beds or more.
• Strong budgeting, financial analysis, and leasing experience.
• Data-driven, results-oriented leader who thrives in a fast-paced, multi-site environment.

Responsibilities

• Own the financial performance of multiple properties, meeting occupancy, renewal, and NOI goals while providing accurate, timely reporting to regional leadership.
• Execute pricing and marketing strategies based on market trends and competitive positioning.
• Conduct regular property and unit inspections, partnering with maintenance and vendors to ensure prompt, high-quality service and compliance.
• Hire, train, and coach on-site teams, building a culture of accountability, empowerment, and recognition.
• Identify operational efficiencies without sacrificing quality or resident experience.
