Job description

What You’ll Do

As a Regional Property Manager, Student Housing, you’ll oversee all aspects of a portfolio of assigned student housing properties. You'll drive leasing, optimize financial performance, and foster strong resident relations. Working closely with senior management, property owners, investors, and internal departments, you’ll set and achieve ambitious occupancy and revenue targets, while empowering site associates to deliver exceptional resident experiences.

Where You’ll Work

This remote opportunity requires quarterly travel to the portfolio and additional travel for new acquisitions and site support as needed.

What You’ll Own
  • Lead geographically dispersed property management teams to operate a portfolio of assigned properties.
  • Partner with internal departments, developers, investors, and owners to develop and execute lease‑up plans.
  • Oversee leasing productions, marketing activities, and maintain product knowledge to maximize rental income and occupancy.
  • Conduct regular site visits, audits, recommend maintenance and capital improvements, and build relationships with universities and communities.
  • Recruit, train, and develop high‑performing associates and provide coaching and disciplinary action as necessary.
  • Prepare aggressive site budgets and manage financial performance, generate accurate reports, and notify of out‑of‑budget expenses.
  • Approve invoices, refunds, commissions, and monitor credit‑card use.
  • Implement unique marketing plans with marketing department and on‑site team.
  • Suggest operational improvements and participate in corporate decision‑making.
  • Coordinate construction and rehabilitation projects, including vendor engagement, bidding, and inspections.
  • Prepare sites for hazardous weather to minimize damage.
  • Maintain positive attitudes and provide excellent service to residents, owners/investors, and associates.
  • Adhere to company policies and complete work ethically and consistently.
  • Other duties as directed.
What You’ll Bring
  • Bachelor’s degree or equivalent experience (Real Estate, Property Management, or Business preferred).
  • Required state/local licenses and/or certifications.
  • 3‑5 years managing luxury Class A/B properties and lease‑up student housing communities.
  • 1 year managing multiple properties/asset types across markets.
  • 3‑5 years of supervisory experience.
  • Experience with Entrata, Onesite, Yieldstar or similar property‑management software.
  • Valid driver’s license and reliable transportation.
  • CAM or NALP certification a plus.
