Job summary

PJ Morgan Real Estate in Omaha, NE seeks a Property Management Operations Director to lead and evolve our property management teams across commercial and residential portfolios. You will drive day-to-day operations, coordinate with the President, manage budgets, and ensure service excellence while aligning with our mission to deliver lasting value in the community.

You will oversee recruitment, training, and performance, implement process improvements, and partner with marketing and operations

• Real estate license preferred but not required, although candidate will be required to obtain in first year of employment in all states we do business.
• Previous experience at a manager level or higher in property management.

Responsibilities

• Lead/manage/accountability of direct reports including day-to-day task management, training, cross training, time approvals, performance reviews, and process changes.
• Assist in hiring process for the department and recruit top talent.
• Meet with President weekly for workflow planning and delegation.
• Participate in annual company goal planning with quarterly directives.
• Be present and active at company events.
• Direct/lead You-niversity or other training classes and department meetings.
• Annual Budget creation and tracking for department revenue.
• Ensure customer retention and lead on all customer issues/ complaints.
• Collaborate with marketing to monitor and track campaigns and new concepts.
• Coordinate with Director of Operations to ensure processes are followed and reported monthly.
• Assist PM Operations Manager with new software tools.
• Lead industry involvement and ensure company voice in industry decisions.
• Lead team on emergency and storm-related communications.
