Job summary

Stream Realty Partners is seeking an Associate Director of Property Management in Denver to lead the PM team and drive superior operational and financial performance across portfolios. You will mentor managers, oversee budgets, and ensure compliance with contracts and SOC I procedures.

The role requires a strong track record in leadership, budgeting, and client relations, with a focus on growth, staff development, and seamless property transitions. Onsite work is required in Denver.

Qualifications

• 10+ years of commercial property management experience.
• Leadership responsibilities at the GM or VP level, with staff mentorship proven.
• Financial acumen and experience interpreting monthly financial packages for owners.
• Experience creating and executing annual operating and capital budgets.
• Experience reconciling tenant CAM expenses.
• Excellent verbal and written communication with coworkers, clients, and vendors.
• Previous experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar).

Responsibilities

• Mentor and develop property management teams; provide training and guidance.
• Ensure property performance standards; conduct annual audits and action plans.
• Oversee budgets and CAM reconciliations; ensure timely owner reporting.
• Manage vendor contracts, inspections, tenant relations, client meetings, and capital projects.
• Lead property transitions and onboarding of new staff.
• Collaborate on hiring, team-building, and growth initiatives with leadership.
• Foster Stream’s culture and maintain positive client relations.
