Job summary

ZRS Management LLC in Austin, TX is seeking a Maintenance Technician to perform skilled maintenance and repairs across plumbing, electrical, HVAC, and appliances. You will support the Maintenance Supervisor, handle turnover tasks within 3–5 business days, and contribute to a clean, safe property environment.

You will also help with preventive maintenance, communicate clearly with residents, and participate in a team-driven on-call rotation.

Qualifications

Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
EPA certification preferred.
If required at a specific property, certification must be obtained within 90 days of the employment start date.
Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances
Ability to lift heavy objects.
Ability to communicate clearly with the residents.
Ability to work cooperatively and in a teamwork environment.
Willing to work on-call hours

Responsibilities

Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
Turnover maintenance includes installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
Monitor building exterior for issues with roof, siding, shutters, etc.
Help maintain an effective preventive maintenance program for area of responsibility.
Enter any newly purchased tools or equipment into inventory.
Keep work area clean and orderly.
Observe all safety rules.
