Job summary

RPM Living is seeking a Maintenance Technician to manage general maintenance and keep common areas clean at the property. The role covers custodial duties, grounds work, basic landscaping, make-ready preparations, and equipment operation.

Responsibilities include pool care basics, on-call responses, completing tasks within 24–48 hours, and ensuring OSHA compliance. Strong organizational skills and reliability are essential for success.

Qualifications

• High school diploma or GED preferred.
• At least 1 year of maintenance or related experience.
• General knowledge in trades: construction/installation, repair, drywall, carpentry.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform custodial duties and maintain common areas.
• Complete grounds work and power washing as directed by Maintenance/Community Manager.
• Thoroughly clean breezeways, remove cobwebs, wipe doors and handrails.
• Assist with basic landscaping: trimming, watering, irrigation checks.
• Prepare make-ready units and remove trash from vacant apartments (trash outs).
• Operate equipment: power washer, backpack blower, floor scrubbers, carpet cleaners, sweepers, golf carts.
• Assist in pool maintenance and basic pool care (chemicals, backwashing, cleaning).
• Respond to on-call emergencies and after-hours maintenance tasks.
• Complete work orders and maintenance tasks within 24-48 hours, update records.
• Perform repairs to maintain aesthetics and structural integrity; address damage promptly.
• Ensure compliance with OSHA and safety/environmental laws; report supply needs.
