Job summary

ZRS Management, LLC is seeking a Maintenance Technician in Sanford, FL. The role collaborates with the Maintenance Supervisor to service residents and maintain the property, including plumbing, electrical, HVAC and appliance repairs, plus turnover work and preventive maintenance.

Ideal candidates have a valid driver's license, EPA certification preferred, strong time management, and the ability to work on-call. This is a full-time position with competitive benefits and housing discounts.

Qualifications

• Must have valid driver’s license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
• Strong time management and attention to detail are required.
• Ability to lift heavy objects and work in a resident-focused environment.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances and other systems.
• Complete apartment turnover maintenance within 3–5 business days and turnover checklist.
• Maintain common areas (sweeping, mopping, vacuuming, trash, cleaning windows).
• Monitor exterior for roof, siding, shutters, and related issues.
• Contribute to preventive maintenance program for area of responsibility.
• Ensure safety of equipment and structures in area of expertise.
• Log newly purchased tools or equipment into inventory.
• Keep work area clean and orderly and observe all safety rules.
