Job summary

Woodward Management Partners is seeking a maintenance professional in Mooresville, NC to manage all phases of maintenance operations within the property’s budget. The role includes repairing occupied and vacant apartments, ensuring safety and curb appeal, and coordinating with the Community Director and subcontractors to meet quality standards.

The ideal candidate will have a valid driver's license, be able to perform physical tasks, and be comfortable with an on-call schedule.

Qualifications

• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule.
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• HVAC knowledge and a CPO license is preferred.

Responsibilities

• Represent Woodward Management Partners in a professional manner at all times.
• Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Ensure that the property complies with Federal Fair Housing laws and ADA as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA standards and company safety policies at all times.
• Communicate with Community Director regarding any issues that adversely impact property operations and financial success.
• Make daily decisions to ensure expenses are controlled as outlined in the operating budget.
• Inspect property daily to maintain superior curb appeal and identify safety issues.
• Perform assigned maintenance tasks and service requests in a timely manner (24 to 48 hours) pending parts order.
• Manage the inventory of 'ready' apartments to support leasing efforts and turn vacant apartments in 3-5 business days.
• Conduct property light inspections to ensure exterior lights are in order and maintain a Preventative Maintenance schedule.
• Performs on-call emergency service as required.
• Assist in keeping grounds and common areas free of trash and debris.
• Assist Service Director in managing subcontractors or perform work normally assigned to a subcontractor based on skill.
• Performs other duties as assigned by Service Director and/or Community Director.
