Job summary

Harbor Group Management Company is seeking a Maintenance Technician for a multifamily property in Virginia Beach to maintain the physical integrity and appearance of the property. You’ll perform plumbing, electrical, HVAC, carpentry, appliance repair, and glass replacement while handling resident requests and coordinating with contractors.

The role requires at least one year of general maintenance experience; HVAC certification is preferred and EPA refrigerant handling certs are a plus.

Qualifications

• One-year prior experience in general maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• HVAC certification preferred; EPA Type I & II or Universal certification required for refrigerant handling.
• Multifamily (apartment) maintenance experience highly desired.
• Must be available for emergency on-call, including evenings and weekends.
• Valid driver’s license required (for golf cart operation if applicable).

Responsibilities

• Perform technical and mechanical maintenance across plumbing, electrical, HVAC, carpentry, appliance repair, and glass replacement.
• Respond to resident service requests promptly using a work order system.
• Conduct preventative maintenance and repairs to ensure safe operation.
• Prepare vacant units for new residents; inspect, punch lists, schedule contractors, and perform repairs.
• Maintain amenity areas and common spaces; perform cleaning and minor painting.
• Manage maintenance tools and inventory; notify supervisors of reorder needs.
• Repair rather than replace parts to optimize costs and efficiency.
• Attend safety meetings and OSHA training; report incidents.
• Inspect vendor work for quality and scope; assist in property inspections.
