Job summary

Olen Living is seeking a skilled Maintenance Supervisor for The Hamptons at Palm Beach Gardens in Palm Beach Gardens, FL. You will oversee the physical appearance, preventive maintenance, and daily operations, reporting to the Property Manager.

The role requires 3+ years of residential maintenance, HVAC certification, strong customer service, and the ability to manage vendors, inventory, and make-ready processes while delivering safe, quality service to residents.

Qualifications

• Minimum 3 years of residential property maintenance experience.
• High school diploma required.
• Universal HVAC certification required.
• Experience implementing a preventive maintenance program.
• Excellent organizational, communication, and interpersonal skills.
• Strong customer service orientation.
• Proficiency with Microsoft Office and willingness to learn new software.
• Ability to work after hours for emergencies.

Responsibilities

• Manage the occupied service request process with quality control and timeliness.
• Oversee make-ready turn processes for vacant units, including scheduling and inspections.
• Maintain occupancy and make-ready documentation and management.
• Control inventory, maintain stock lists, and order supplies weekly.
• Maintain maintenance shop and ensure safety, organization and cleanliness.
• Perform monthly preventive maintenance inspections and repairs.
• Maintain property exteriors including buildings and common areas.
• Collaborate with Property Manager and Regional Supervisor on maintenance issues.
• Conduct apartment and property inspections regularly.
• Provide excellent resident and coworker service.
