Job summary

Birchstone-Residential seeks an Assistant Service Manager to oversee day-to-day maintenance at a Birchstone community in Dallas, TX. You will support the Service Manager, coordinate with technicians and porters, and ensure timely completion of service requests, safety standards, and cost‑effective repairs.

This role requires at least two years in maintenance and the ability to manage multiple projects, inspect units, organize records, and prepare properties for inspections.

Qualifications

• High School Diploma or Equivalent is required.
• Two or more years work experience in maintenance, with at least one year supervising service teams.
• Experience in multi-family property maintenance preferred.
• HVAC Type 1 and Type 2 certifications required; CAMT certification preferred; Certified Pool Operator preferred.

Responsibilities

• Execute and participate in Birchstone's regular and preventative maintenance programs, standards, and initiatives.
• Assist the Service Manager in operations to ensure code compliance, gain efficiencies and reduce costs.
• Conduct frequent inspections of the property and units for safety and maintenance standards; document action plans.
• Prepare for 3rd party inspections and attend inspections.
• Receive, manage, schedule, and complete service requests and make readies; coordinate daily with Service Manager.
• Organize and file reports and other important documents in a timely manner.
• Manage make-ready checklists; ensure 5 business day make-ready time frame within budget.
• Complete repairs and improvements prior to resident move-in.
• Support cost-cutting through repairs rather than replacements when possible.
• Assist with grounds, common areas, and amenities upkeep.
• Change locks and ensure gates function properly.
• Maintain Safety Data Sheet manual and safety compliance.
• Maintain inventory of tools and supplies.
• Assist in initiatives and bid processes; supervise in-house and vendor work.
• Support capital improvement projects.
• Attend meetings with Service Manager and technicians; serve as a resource on maintenance matters.
• Other duties as assigned.
