Job summary

SteelHead Management is seeking a Service Manager for a busy Richmond property. The role oversees general maintenance, repairs, turnover, and preventative tasks, working closely with the Property Manager to keep the community in top condition.

The ideal candidate has 3+ years in apartment maintenance, HVAC certification, and the ability to manage vendors, on-call emergencies, and safety compliance while maintaining excellent resident relations.

Qualifications

• 3+ years in apartment maintenance with basic electrical & plumbing diagnostics/repair
• Must be a team player and maintain a positive attitude
• Willing to respond to occasional off-hour emergencies; own basic trade tools and valid driver’s license

Responsibilities

• Coordinate with Property Manager to ensure timely maintenance tasks
• Communicate with residents, vendors and management; follow up on services provided
• Respond to on-call emergencies promptly and manage open tickets
• Inspect grounds and buildings daily; maintain curb appeal and safety standards
• Hire and monitor outside contractors; obtain competitive bids for maintenance work
• Participate in training and meetings; adhere to fair housing and safety policies
