Job summary

KETTLER in Charleston, SC is seeking a Maintenance Manager responsible for all physical operations and curb appeal of the apartment community. Under the Community Manager, you will lead preventive and daily maintenance efforts to exceed resident satisfaction and retention goals.

Responsibilities include supervising a maintenance team, coordinating repairs, managing budgets, ordering supplies, and ensuring safety guidelines.

Qualifications

• 4+ years of maintenance experience.
• 2+ years supervisory experience.
• Universal EPA/CFC Certification required.
• Expertise in plumbing, electrical, carpentry, appliance repairs, HVAC systems.

Responsibilities

• Oversee and participate in maintenance projects including capital improvements.
• Coordinate and perform repair of property grounds, apartments, and building exteriors.
• Manage maintenance budgets and administrative tasks.
• Direct all property/ground upkeep, preventive care, and maintenance service efforts.
• Maintain accurate records for all services performed.
• Coordinate all contracted services and monitor vendor performance.
• Solicit bids, assess work, and track invoices for timely payment.
• Conduct Monthly & Quarterly Safety Meetings and ensure safety guidelines compliance.
• Sustain peak efficiency operation levels for all property components.
• Reinforce staffing schedules and ensure 24/7 emergency coverage.
• Contribute to staff recruitment and training.
• Oversee maintenance team and related duties.
• Inspect community, record deficiencies, and correct them.
• Order supplies within budget; manage make-ready timelines.
