Job summary

KETTLER is seeking a Maintenance Manager to lead all preventive and daily operations at our apartment community in Washington, DC. You will drive capital improvements, oversee grounds, and ensure 24/7 emergency coverage while delivering exceptional resident experiences.

The role requires 4+ years of maintenance, 2+ years supervisory experience, EPA/CFC certification, HVAC/plumbing expertise, and strong English and computer skills. Valid driver’s license and willingness to on-call are essential.

Qualifications

• 4+ years of maintenance experience.
• 2+ years supervisory experience.
• EPA/CFC Certification required.
• Proficiency in plumbing, electrical, carpentry and appliance repairs.
• Ability to read blueprints and HVAC systems.
• Valid driver’s license and reliable transportation.
• On-call availability for nights/weekends.

Responsibilities

• Oversee and participate in all maintenance projects including capital improvements.
• Coordinate and perform repair of property grounds, apartments, and building exteriors.
• Manage maintenance budgets and administrative tasks.
• Direct all property/ground upkeep, preventive care, and maintenance service efforts.
• Maintain accurate records for all services performed.
• Coordinate all contracted services; monitor vendor performance.
• Solicit and analyze bids, track invoices for timely payment.
• Conduct Monthly & Quarterly Safety Meetings and monitor safety adherence.
• Ensure 24/7 emergency coverage and peak efficiency of all components.
• Assist with staffing/recruitment and training initiatives.
• Oversee the maintenance team and related duties.
• Inspect community, record deficiencies and drive improvements.
• Order supplies within budget; manage make-ready timelines.
• Monitor overtime and cost-effective maintenance.
• Maintain a service-oriented environment with professional appearance.
• Coordinate daily updates with property manager on maintenance projects.
• Other duties as assigned.
