Job summary

Palmyra Harbour Condominium Association is seeking a dependable Property Maintenance Laborer to help maintain the grounds, buildings, clubhouse, and common areas of the waterfront community along the Delaware River. The role involves a variety of indoor and outdoor tasks and works with management and maintenance staff.

Pay range is $17–$19 per hour, with a permanent, full-time schedule Monday through Friday and occasional overtime.

Qualifications

• Must be able to perform physically demanding work (standing, lifting 50+ lbs).
• Work indoors and outdoors in all weather conditions.
• Comfortable on ladders and at heights; use of safety procedures.
• Dependable, organized, and willing to learn.
• Good communication with residents, management and contractors.

Responsibilities

• Conduct daily property drive‑throughs to keep the community looking its best.
• Perform cleaning and upkeep of common areas, grounds, and buildings.
• Assist with painting, door refinishing, caulking, and minor repairs.
• Help with basic plumbing and electrical tasks under supervision.
• Assist with landscape improvements and seasonal cleanup.
• Assist with snow and ice removal and report safety concerns promptly.

Overview

Join our team at Palmyra Harbour Condominium Association and help maintain a beautiful waterfront community along the Delaware River. We are seeking a dependable, hard‑working Property Maintenance Laborer to assist management and maintenance staff in maintaining the grounds, buildings, clubhouse, and common areas throughout the community. This position is ideal for someone who enjoys working with their hands, takes pride in keeping a property looking its best, and is comfortable performing a variety of indoor and outdoor tasks.

Pay Range: $17–$19 per hour

Responsibilities

• Conduct daily property drive‑throughs to remove trash and bulk items and maintain the overall appearance of the community.
• Perform general cleaning and upkeep of common areas, grounds, buildings, sidewalks, and exterior areas.
• Assist with painting, door refinishing, caulking, and minor repairs to buildings and common areas.
• Help with basic plumbing and electrical tasks under the direction of maintenance staff.
• Perform gutter cleaning and other ladder work, including trimming low tree branches and reaching elevated areas. Must be comfortable working at heights and using ladders safely.
• Assist with landscape improvement projects, including removal of overgrown shrubs, small trees, and ivy, spot seeding grass, and seasonal property clean‑up.
• Help with asphalt and concrete patching to repair walkways and driveways.
• Load and unload tools, equipment, and materials into work vehicles as needed.
• Maintain a clean, organized, and stocked maintenance shop.
• Complete assigned work orders, service requests, and special projects in a timely manner.
• Update work orders in AppFolio with notes and photos, as directed.
• Clean and maintain the clubhouse, including setting up and breaking down tables, chairs, and equipment for resident events and meetings.
• Assist with snow and ice removal from sidewalks and common areas during winter weather.
• Report safety concerns, property damage, and maintenance issues to management promptly.
• Work cooperatively with management, residents, contractors, and fellow maintenance staff.

Qualifications

• Ability to perform physically demanding work, including standing, bending, climbing, lifting, carrying, pushing, and pulling at least 50 pounds.
• Ability to work indoors and outdoors in all weather conditions.
• Must be comfortable working on ladders and at heights.
• Dependable, organized, self‑motivated, and willing to learn.
• Ability to follow directions and work independently or as part of a team.
• Strong communication skills and a professional attitude when interacting with residents, management, and contractors.

Preferred Skills

• Experience with painting, door refinishing, caulking, and general building maintenance
• Basic plumbing and electrical knowledge
• Experience with asphalt or concrete patching
• Landscaping or groundskeeping experience
• Snow removal or plowing experience
• Familiarity with AppFolio or similar work order software

Education and Experience

• High school diploma or equivalent preferred.
• Previous maintenance, landscaping, construction, laborer, or similar experience preferred but not required.
• Valid driver’s license with a clean driving record preferred.
• Must be able to pass a background check.

Schedule

This is a permanent, full‑time position working Monday through Friday, with occasional overtime as needed.
