Job summary

Glendale Property Management is seeking a detail-oriented Maintenance Coordinator to oversee maintenance operations, schedule repairs, and ensure well-maintained properties. The ideal candidate should be organized, experienced in maintenance, and proficient at following up on tasks.

Responsibilities include receiving requests, troubleshooting, scheduling with residents and vendors, and providing residents with continuous updates.

Qualifications

• Excellent communication, negotiation, and follow-up skills.
• Experience with Appfolio, Yardi, or cloud-based property management software.
• Must have own vehicle and be able to travel to properties regularly.

Responsibilities

• Receive maintenance requests, troubleshoot, and dispatch vendors.
• Explain issues to vendors and provide necessary info.
• Coordinate scheduling of repairs with residents and vendors.
• Communicate with residents to provide continuous updates.
• Follow up on work orders to ensure completion and resident satisfaction.
• Obtain multiple estimates for certain repairs.
• Communicate with property owners.
• Inspect and photograph repair work as needed.
• Check prices for reasonableness and competitiveness.
• Find and establish relationships with new vendors.
• Monitor after-hours repair requests and address urgent items.
• Document all repairs with before-and-after photos.
• Explore local city programs for Capital Improvement projects and funding opportunities.
• Meet inspectors for housing inspections.
