The Property Controller is a full-time, on-site role based in the New York City Metropolitan Area, responsible for overseeing the accounting and financial operations of a portfolio of commercial properties. This role manages monthly accounting closings and financial package preparation, and leads the year-end audit process with outside CPA firms, including journal entry and workpaper preparation in accordance with GAAP and debt covenants. The Property Controller supervises day-to-day accounting operations — including G/L, A/R, A/P, and AJEs — and reviews bank reconciliations performed by the outsourcing accounting team. The role also oversees treasury functions, including cash management and forecasting, and manages debt‑related activity such as loan draws, debt service, lender reporting, and covenant compliance. Additional responsibilities include reviewing and interpreting commercial leases, reviewing tenant billing and CAM/real estate tax escalations, managing tenant‑related activity (TI reimbursements, leasing commissions, security deposits, and letters of credit), assisting with annual and reforecast operating budgets, and preparing annual real estate tax certiorari filings (TC201 & RPIE). The position requires strong leadership, analytical rigor, and the ability to communicate effectively across ownership, investors, leadership, and staff.
The pay range for this role is $130,000 to $160,000. Actual compensation packages are based on several factors that are unique to each candidate, including but not limited to skill set, depth of experience, and certifications.
