Job summary

Abacus Group is assisting a client, a real estate firm in Manhattan, NY, seeking a Property Controller to oversee monthly, quarterly, and annual closes for a portfolio of commercial assets.

The role requires 8+ years of relevant experience in real estate, with expertise in general ledger review, journal entries, and cash forecasting. Proficiency in Yardi and advanced Excel is a plus.

Qualifications

• 8+ years of experience in real estate accounting.
• Real estate industry experience required.
• Commercial property experience preferred.
• Yardi experience is a plus.

Responsibilities

• Direct monthly, quarterly and annual close activities for a portfolio of commercial real estate assets.
• Review GL activity, financial statements, management reports, and third‑party accounting deliverables.
• Approve journal entries, accruals, and complex accounting transactions.
• Present financial analyses, portfolio performance and operating results to senior leadership.
• Analyze workpapers, reconciliations, fixed assets, depreciation schedules, and management fee calculations.
• Coordinate with asset management and property management teams to evaluate operating results and leasing activity.
• Oversee property accounting operations incl. AP, AR, tenant billing, bank reconciliations, and outsourced accounting support.
• Manage cash forecasting, treasury activities, funding requests, and lender reporting.
• Support budgeting, forecasting and variance analysis with operational and investment teams.
• Develop financial models, reporting templates and process improvements using real estate accounting systems and advanced Excel tools.
