Qualifications

• At least 3 years of multi-family apartment property management in a leadership role.
• Experience in capital improvements, unit renovations, and staff development.
• Experience managing a staff of at least 5.

Responsibilities

• Create and implement marketing plans that integrate the apartment community with the neighborhood.
• Accurately track traffic, evaluate performance, and recommend next steps.
• Adjust prices across the community to capture unique features of individual apartments.
• Maintain an up-to-date survey of primary competitors.
• Able to sell prospective residents and showcase features and benefits of the community.
• Accurately prepare lease-related documents.
• Resolve resident concerns and issues, with timely follow-up on calls, emails, and site visits.
• Provide optimum customer service to current and prospective residents.
• Assist in resident retention and process applications and renewal paperwork.
• Create annual operating budgets and explain variances to senior management.
• Coordinate maintenance requests with the in-house maintenance team.

The Property Manager ensures the financial and operational success of a community by providing the optimal balance of customer service and expense savings. Additionally, the Property Manager must utilize current market knowledge and communicate to senior management the financial direction of the property. Lastly, as part of a growing organization, the Property Manager should provide recommendations on how to continually improve the business.

Responsibilities:

Leasing and Marketing

• Create and implement marketing plans that integrates the apartment community with the neighborhood

• Effectively showcase the features and benefits of the apartment home and community
• Accurately prepare all lease-related documents

• Consistent and timely follow-up on all calls, emails, and site visits
• Provide optimum customer service to current residents as well as prospective residents
• Assist in resident retention
• Process applications and preparation of all necessary paperwork for incoming, outgoing & renewals

Operating and Financials

• Create annual operating budget
• Explain variances between actual financial results and the budget
• Maintain a well-organized office with accurate record keeping
• Coordinate maintenance requests with the in-house maintenance team
