Gibson Beach Rentals, Inc. is seeking a Property Caretaker in Miramar Beach, FL to help maintain our vacation rental portfolio to the highest standards of quality, presentation, and guest readiness.

You will work closely with Housekeeping, Maintenance, Guest Services, and Operations to coordinate inspections, repairs, and property improvements while communicating clearly with homeowners and guests. Ideal candidates have 1+ year in property management or hospitality, are highly organized,

Qualifications

1+ years minimum experience in property management, vacation rentals, hospitality, real estate, homeowner relations, account management, or customer service mandatory.
Experience communicating professionally with homeowners, clients, guests, or customers.
Demonstrated ability to build and maintain strong professional relationships through communication, responsiveness, and follow-through.
Strong organizational and time management skills with the ability to manage multiple priorities simultaneously.
Excellent problem-solving skills and the ability to navigate challenges with professionalism and sound judgment.
Comfortable coordinating with multiple departments and stakeholders to achieve successful outcomes.
Proficiency with Breezeway, property management software, CRM systems, and Microsoft Office or Google Workspace.
Valid driver's license and reliable transportation.

Position Summary

The Property Caretaker is responsible for helping ensure a portfolio of vacation rental properties consistently meets Gibson Beach Rentals’ standards for quality, presentation, maintenance, cleanliness, and guest readiness. This role works closely with Housekeeping, Maintenance, Guest Services, and Operations to identify property needs, coordinate follow-up, support inspections, report concerns, and help resolve issues in a timely manner. The Property Caretaker may also assist with property improvement initiatives, vendor access, supply needs, and other operational tasks that support the overall care and performance of each property. The Property Caretaker is not the primary point of contact for homeowners. However, the individual may communicate with homeowners when appropriate or necessary based on specific property needs, scheduled work, access coordination, or other operational matters. Success in this role requires strong organization, attention to detail, reliability, and the ability to manage multiple priorities. The ideal candidate takes ownership of assigned tasks, communicates clearly with internal teams, identifies concerns before they become larger issues, and follows through to completion. As a representative of Gibson Beach Rentals, the Property Caretaker plays an important role in maintaining property standards, supporting a positive guest experience, and protecting the condition and long-term value of the homes in our rental portfolio.

Key Responsibilities

Homeowner Relations

Property Care & Quality Assurance

Monitor assigned properties to ensure they are well-maintained, guest-ready, and meeting company standards.
Conduct property inspections and document maintenance needs, housekeeping concerns, and recommended improvements.
Review guest and homeowner feedback to identify recurring issues and opportunities for improvement.
Assist with coordinating repairs, deep cleans, inspections, preventative maintenance, and property improvement projects.
Support the onboarding of new properties into the rental program.

Operational Coordination

Partner with Housekeeping, Maintenance, Guest Services, and Operations to address property needs.
Coordinate and follow up on work orders, maintenance requests, and operational concerns.
Maintain accurate records, inspection reports, photos, and homeowner communication notes.
Help resolve guest-impacting property issues quickly and professionally.
Support initiatives that improve property performance, guest satisfaction, and portfolio growth.

Required Qualifications

1+ years minimum experience in property management, vacation rentals, hospitality, real estate, homeowner relations, account management, or customer service mandatory.
Experience communicating professionally with homeowners, clients, guests, or customers.
Demonstrated ability to build and maintain strong professional relationships through communication, responsiveness, and follow-through.

Preferred Qualifications

Knowledge of maintenance coordination, property inspections, and vendor management.
Familiarity with the Destin, Miramar Beach, Sandestin, or Panama City Beach markets.
Experience working in a fast-paced hospitality or property management environment.

Compensation, Benefits, & Schedule

Hourly Salary: $19.00 - $23.00
