Property Care Specialist II
Public Storage is the self‑storage industry leader and we are hiring for this role. The position offers a base pay of $16.00 hourly and requires a strong background in maintenance—electrical, HVAC, plumbing, and grounds—along with independence and a willingness to learn.
Job Description
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Complete a wide variety of service requests from the Field Operations Team and customers, including preventative maintenance.
- Roofs: Inspect for holes, leaks, shingle damage, or trim issues.
- Gutters: Clear debris and check surrounding trees for dead limbs or trim needs.
- Sprinkler systems: Operate system, check all heads for clogs, replace filters, confirm system function.
- Facility lights: Verify timers, repair/replacement, and confirm emergency/exits are working.
- Fencing/gates: Test keypads, gate operation, grease as needed, and inspect perimeter fencing.
- Air conditioners: Replace monthly filters, clean condenser units, maintain clearance, clean drains, set thermostat to 79 °F when applicable.
- Other repairs: Light switches, HVAC filters, CCTV cameras, gate functions, roll‑up doors, grounds inspection for trash or violations, weed control, and minor on‑site fixes.
- Maintain and update maintenance logs continuously.
- Submit project scopes and costs for approval.
- Manage projects within the approved budget.
- Submit all receipts and invoices on time, each month.
Physical Demands
- Require regular communication, moving, kneeling, bending, and reaching; operate in close quarters, crawl spaces, and narrow aisles.
- Stand, lift boxes or tools up to 50 lb, and perform tasks requiring visual acuity.
- Stand for 3–8 hours daily.
Working Conditions
- Work outdoors, exposed to extreme cold, heat, wind, rain, snow, or hail.
- Noise level usually moderate.
- Potential hazards include chemicals, animals, insects, poisonous plants, construction equipment, and adverse weather; safety precautions and PPE provided.
Qualifications
- General maintenance and repair abilities.
- Clean driving record; local travel around 10–20 miles per day requires reliable vehicle.
- Independent worker with a self‑starter attitude and strong work ethic.
- Attention to detail and effective communication skills.
- Must pass a drug screen and background check.
