General Job Description: The Property Manager will manage and maintain the ACCO Engineered Systems Pasadena headquarters facility. This includes overseeing daily operations, maintaining the building, and ensuring tenant and occupant satisfaction.

  • Oversee daily facility operations: electricity, gas (NG), water, trash, recycling.
  • Manage building website, budget projections, approvals, vendor & contractor relations.
  • Supervise and direct building engineer, security, access control, security cameras, key systems, fire alarm, fire drills, and parking staff.
  • Conduct periodic inspections for lease compliance and property upkeep.
  • Maintain property and lease files according to company policy, including tenant records and correspondence.
  • Establish the Property Management Plan, Preventative Maintenance Policies, and Property Operations Manual.
  • Coordinate with building staff: security contractors, janitorial, parking attendants, building engineers.
  • Prepare comprehensive management reports monthly.
  • Prepare and manage annual budgets.
  • Review real estate tax assessments.
  • Manage recurring billings: water, sewer, electric, etc.
  • Represent the building with city authorities, Playhouse District, tenants, and during construction projects.
  • Coordinate collection efforts for accounts receivable.
  • Review monthly and annual expense reconciliations.
  • Provide excellent tenant service: respond promptly and courteously to requests, generate work orders, and follow up for resolution.
  • Other duties as assigned.

Position Requirements: AA in Business or Real Estate Management or related field; 5+ years of commercial property management experience; excellent communication skills; innovative marketing abilities; budget management experience; proficiency in Microsoft Excel; self-motivated, creative, and resourceful.

Physical Requirements: Ability to lift up to 20 pounds occasionally; good vision; hearing; ability to sit, stand, walk; regular attendance.

Hours: Exempt position, Monday-Friday, with possible weekend work.

Salary: $71,175 - $97,181.25 annually, based on experience and qualifications.
