About the Role:
As a Project/Property Accountant, you will take ownership of the day-to-day and month-end accounting for a designated portfolio of properties or projects. You will ensure accurate reporting, timely close processes, and clear financial insight to support management decisions. Your work will underpin budgeting, forecasting, and performance analysis across the portfolio.
Key Responsibilities:
- Manage full-cycle accounting for assigned properties/projects, including general ledger entries and reconciliations.
- Prepare and review monthly financial statements, variance analyses, and supporting schedules for the portfolio.
- Process and monitor accounts payable and accounts receivable activity, ensuring proper coding and timely posting.
- Maintain and reconcile CAM, rent rolls, and other property-specific schedules in accordance with lease terms.
- Assist with annual budgets and periodic forecasts, providing detailed property-level financial input.
- Support internal and external audits by preparing documentation and responding to information requests.
- Monitor cash flow for assigned properties/projects and recommend adjustments as needed.
- Collaborate with property management and project teams to resolve accounting issues and improve processes.
Key Requirements:
- Minimum 2 years of accounting experience, ideally in public accounting or a strong property accounting environment.
- Proven experience with general ledger accounting, reconciliations, and month-end close processes.
- Strong understanding of property or project accounting concepts, including CAM and lease-related accounting.
- Proficiency with accounting software and advanced Excel skills for analysis and reporting.
- High level of accuracy, attention to detail, and ability to manage multiple deadlines.
- Demonstrated stability in employment history with a track record of long-term roles, not frequent job changes.
- Experience in real estate, property management, or construction/project-based environments.
- Familiarity with industry-specific accounting systems (e.g., Yardi, MRI, RealPage, or similar).
- Exposure to audit processes or working with external auditors.
- Background in process improvement or standardizing property accounting procedures.
Qualifications:
- Bachelor's degree in Accounting, Finance, or a closely related field.
- CPA or progress toward CPA certification preferred but not required.
- Additional coursework or certification in real estate or property management accounting is an advantage.
