Job summary

Teemagroup is seeking a Construction Project Manager to lead restaurant development projects in Houston from pre-development through turnover to operations. You will coordinate architects, engineers, and consultants on plans, permits, and due diligence, and manage bids and contracts with the owner’s perspective.

The role requires 3+ years in commercial/restaurant construction, a solid grasp of drawings and contracts, and the ability to travel to project sites as needed.

Qualifications

  • 3+ years construction project management or assistant PM experience.
  • Commercial, retail, or restaurant construction background required.
  • Working understanding of construction drawings, contracts, and permitting.
  • Strong proficiency in Microsoft Excel and Microsoft Office.
  • Ability to travel to project sites as needed.

Responsibilities

  • Own restaurant development projects from pre-development and design through construction and turnover to operations.
  • Coordinate architects, civil engineers, and consultants on construction plans, site due diligence, and permitting.
  • Prepare bid packages, analyze bids, and support contractor selection and contract negotiation.
  • Serve as owner's representative during construction with regular site visits to monitor progress, quality, and plan adherence.
  • Review contractor invoices, pay applications, lien waivers, and track project costs.
  • Manage change orders and budget updates.
  • Run punch list inspections and closeout documentation through final turnover.

Overview:

I'm working on a search for a growing, veteran-owned commercial GC that builds nationally recognized restaurant brands — plus fuel/convenience, medical, hospitality, and civil/design-build work. This is a company on a real growth trajectory, not just backfilling a seat. Theybuild for national restaurant brands including Taco Bell, LongHorn Steakhouse, Cheddar's, Bojangles, Panda Express, IHOP, Chilli's, and Yard House, alongside fuel/convenience, medical, hospitality, and civil/design-build work.

What you will be doing:
  • Owning restaurant development projects from pre-development and design through construction and turnover to operations
  • Coordinating architects, civil engineers, and consultants on construction plans, site due diligence, and permitting
