Descrizione del lavoro

Praedium is a property development and technology company rethinking how homes are designed, developed, and delivered through intelligent design, digital fabrication, and advanced manufacturing.

Our Los Angeles studio works as part of a global team spanning architecture, interiors, engineering, product development, software, and manufacturing. We approach residential development through Integrated Project Delivery, bringing all disciplines together from early planning and design through construction and completion.

Our work combines the design ambition and attention to detail of a boutique architecture studio with the precision, systems thinking, and iterative culture of a technology company.

The Opportunity

We’re looking for a Project Manager to manage day-to-day coordination and delivery across two exciting residential developments: a large-scale luxury master planned community in Waikoloa on Hawaiʻi Island, and a portfolio of ultra-luxury beachfront homes in Malibu, California.

You’ll work closely with our design and engineering teams to coordinate day-to-day delivery, taking ownership of project management across individual increments and phases in Waikoloa and our residential projects in Malibu. Your involvement will span the full development lifecycle, from concept design, entitlements and permitting through civil infrastructure, construction, and final handover.

This is a unique opportunity for an ambitious individual with strong operational acumen to take ownership of complex residential developments, work across multiple disciplines, and play a key role in bringing an entirely new approach to homebuilding to market.

The Impact You'll Make

You’ll report to the Project Management Lead, who oversees delivery of the entire portfolio, and have delegated authority to direct consultants and contractors on day-to-day matters. You’ll work closely with our internal and external architectural, engineering, product development and construction teams to keep projects moving, resolve issues and deliver against programme and budget.

What You'll Do
  • Coordinate day-to-day activities from internal design, permitting and procurement through civil infrastructure, home construction and handover
  • Lead project, consultant and OAC meetings, driving decisions and tracking actions through to completion
  • Manage integrated project schedules and critical paths for individual increments, phases and projects, tracking against baseline and identifying delays early
  • Work with international teams to coordinate manufacturing and logistics schedules with on-site construction activities and delivery milestones
  • Analyse contractor pricing, construction estimates and unit rates, identifying opportunities for cost savings and value engineering
  • Prepare bid packages and scopes of work, coordinate tender processes and administer consultant and contractor contracts
  • Manage project cost control, including budgets, cost tracking, change orders, pay applications and cost-to-complete forecasts
  • Review and process invoices, maintain payment records and track commitments against budgets
  • Coordinate permitting activities, tracking submissions, approvals and outstanding requirements
  • Maintain project risk and issue logs, escalating key matters with clear recommendations and an understanding of cost and schedule impacts
  • Provide regular reporting on programme, costs, risks and key decisions, maintaining accurate project records and document control
What You'll Bring
  • 5+ years of experience in project management, construction management, development or owner's representation, including roles such as Project Manager, Assistant Project Manager, Construction Manager or Owner’s Representative
  • Experience across the full project lifecycle, from design through construction and closeout
  • Strong understanding of US construction market rates, with the ability to analyse construction costs, benchmark pricing and assess unit rates for competitiveness and value
  • Proficiency with scheduling software (Microsoft Project, Primavera P6 or similar) and project budgets
  • Experience administering construction and consultant contracts, change orders and pay applications
  • Strong organisation, follow-through and written communication
  • Proactive user of AI tools
  • A degree in construction management, engineering or a related field, or equivalent experience
  • Willingness to travel regularly to Hawaiʻi and internationally, and attend early or late meetings across time zones
The Studio & Culture

This is an in-person role based in our El Segundo studio, working alongside architects, engineers, and development teams, with direct access to our global design and manufacturing operations.

This isn't a 9-to-5. We set schedules around the most aggressive achievable deadlines and have goals most developers would call impossible. The people who thrive here are entrepreneurial, take ownership, and aren't afraid to challenge the status quo. We're a meritocracy that rewards impact, not tenure.

The role includes regular travel to Malibu and Hawaiʻi, with occasional international travel.
