Job summary

Praedium Developments is seeking a Project Manager for two high-end residential projects, Waikoloa and Malibu. The role spans concept through handover, coordinating design, permitting, civil work, and construction across a global team.

You will drive schedules, manage budgets, and lead cross-functional meetings while collaborating with engineering, architecture, and manufacturing teams. Regular travel to Hawaiʻi and internationally is required.

Qualifications

• 5+ years of experience in project management or related roles.
• Experience across the full project lifecycle from design through construction and closeout.
• Strong understanding of US construction market rates, with ability to analyse costs, benchmark pricing and assess unit rates.
• Proficiency with scheduling software (Microsoft Project, Primavera P6 or similar) and project budgets.
• Experience administering construction and consultant contracts, change orders and pay applications.
• Strong organisation, follow-through and written communication.
• Proactive user of AI tools.
• A degree in construction management, engineering or a related field, or equivalent experience.
• Willingness to travel regularly to Hawaiʻi and internationally, and attend early or late meetings across time zones.

Responsibilities

• Coordinate day-to-day activities from internal design, permitting and procurement through civil infrastructure, home construction and handover
• Lead project, consultant and OAC meetings, driving decisions and tracking actions through to completion
• Manage integrated project schedules and critical paths for individual increments, phases and projects, tracking against baseline and identifying delays early
• Work with international teams to coordinate manufacturing and logistics schedules with on-site construction activities and delivery milestones
• Analyse contractor pricing, construction estimates and unit rates, identifying opportunities for cost savings and value engineering
• Prepare bid packages and scopes of work, coordinate tender processes and administer consultant and contractor contracts
• Manage project cost control, including budgets, cost tracking, change orders, pay applications and cost-to-complete forecasts
• Review and process invoices, maintain payment records and track commitments against budgets
• Coordinate permitting activities, tracking submissions, approvals and outstanding requirements
• Maintain project risk and issue logs, escalating key matters with clear recommendations and an understanding of cost and schedule impacts
• Provide regular reporting on programme, costs, risks and key decisions, maintaining accurate project records and document control
