Job summary

Jobot is seeking a Project Manager to lead high-end custom residential construction projects from pre-construction through close-out in Belmont, CA. You will own budget performance, schedules, subcontractor coordination, and the client experience, working on-site with a premium team.

You will develop scopes of work, manage RFIs and change orders, oversee material selections and quality control, and keep digital files up to date.

Qualifications

• Three to five years of residential construction project management experience, with custom or high-end homes preferred.
• Experience with budgets, forecasting, and vendor cost control.
• Ability to read architectural, structural, and MEP plans.
• Strong contract, scope writing, and change order management skills.
• Proficiency with Excel and scheduling tools; familiarity with Bluebeam, OneDrive, and SharePoint.
• Strong communication, organization, and client service skills.
• Valid driver’s license; ability to travel between office and active job sites.
• Associate’s degree or equivalent experience preferred.

Responsibilities

• Manage custom home projects end to end, including pre-construction planning, procurement, scheduling, budgeting, construction oversight, and close-out
• Develop and maintain project schedules, and deliver projects on time and within budget
• Coordinate superintendents, foremen, subcontractors, vendors, architects, and engineers across multiple trades
• Lead client communication with regular updates, manage expectations, and resolve issues proactively
• Develop scopes of work, bid packages, requests for information (RFIs), change orders, and contract documentation
• Oversee material selections, vendor bids, permitting, inspections, and building code compliance
• Maintain digital project files, job logs, photos, and reporting in standardized systems
• Monitor risk, insurance compliance, subcontractor agreements, and quality control across all projects
