Job summary

Michael Page is seeking a Project Manager to lead large-scale ground-up multifamily construction projects in the Richmond market. You will oversee budgets, schedules, procurement, and subcontractor coordination for multimillion-dollar developments, while maintaining client relationships and ensuring high standards of safety and quality.

The role requires 5+ years of PM experience with a commercial general contractor, strong leadership, and proficiency with Procore and MS Office.

Qualifications

  • 5+ years of Project Management experience with a commercial general contractor.
  • Proven experience leading ground-up commercial construction projects valued at $25M-$50M+.
  • Industrial/warehouse project experience strongly preferred, especially projects exceeding $60M.
  • Strong understanding of commercial construction methods, materials, and building systems.
  • Ability to interpret construction drawings, specifications, and contract documents.
  • Experience managing project schedules, budgets, procurement, and subcontractors.

Responsibilities

  • Lead all phases of large-scale commercial/multifamily construction projects from preconstruction through closeout.
  • Develop and manage project budgets, schedules, contracts, and overall financial performance.
  • Coordinate project teams, subcontractors, consultants, and owners to ensure successful project execution.
  • Oversee procurement activities and maintain project schedules in fast-paced construction environments.
  • Monitor project costs, forecasts, and risk management strategies.
  • Review construction drawings, specifications, and contract documents to ensure compliance.
  • Drive quality control and safety initiatives throughout project lifecycles.
  • Manage client relationships and serve as the primary point of contact during project delivery.
  • Negotiate subcontractor agreements and resolve project challenges proactively.
  • Mentor and develop project engineers and assistant project managers

Profile
  • Bachelor's degree in Construction Management, Engineering, Civil Engineering, or a related discipline preferred
  • 5+ years of Project Management experience with a commercial general contractor
  • Proven experience leading ground-up commercial construction projects valued at $25M-$50M+
  • Industrial/warehouse project experience strongly preferred, especially projects exceeding $60M
  • Strong understanding of commercial construction methods, materials, and building systems
  • Ability to interpret construction drawings, specifications, and contract documents
  • Experience managing project schedules, budgets, procurement, and subcontractors
  • Knowledge of local permitting and regulatory requirements
  • Strong leadership, communication, and client management skills
  • Experience with Procore, Microsoft Office, and related construction technology platforms
  • Demonstrated ability to solve complex project challenges and negotiate effectively
  • Authorized to work in the United States without current or future sponsorship requirements
Job Offer
  • Base salary: $135,000 - $165,000 (depending on experience)
  • Monthly vehicle allowance: $800 - $1,000
