Job summary

CDG Maui, Inc. seeks a senior Project Manager to own high-end residential projects in Maui from contract handoff through closeout. You will manage budgets, schedules, and client relationships, coordinating with the architect and trade partners to deliver projects on time and to spec.

On-site, with a focus on proactive planning and minimal rework. You will lead multiple high-end builds, ensure coordination with subs, and maintain a detailed master schedule in Buildertrend, while upholding quality

Qualifications

• 5+ years as a Project Manager on high-end residential or comparable construction.
• Track record of delivering jobs on budget and on schedule.
• Experience coordinating with field teams, subs, architects, and clients.
• Strong scheduling skills and ability to keep plans current.
• Familiarity with construction software (Buildertrend preferred).

Responsibilities

• Run several high-end custom home projects at once, independently.
• Own the client relationship and contract, including regular owner meetings and selections tracking.
• Turn the approved estimate into the job budget; maintain the monthly cost-to-complete forecast in Buildertrend.
• Buy out each job with qualified subs under the Master Subcontract Agreement.
• Collect shop drawings and coordinate with the architect for a coordinated plan set.
• Build and own a master schedule in Buildertrend, sequenced with trades, inspections and long-lead items.
• Review the superintendent's look-ahead weekly and stay ahead of it, ordering materials and issuing subcontracts and POs as needed.
• Get a signed change order before any changed work starts; manage RFIs to closure.
• Lead final walkthroughs and deliver a complete closeout package.
