CLT Recruiters seeks an experienced Project Manager to own delivery of one large high-end residential project or several concurrent projects in the Los Angeles area. You will drive procurement, scheduling, and financials, acting as the liaison between owner, design team, field, and office under supervision from a Senior Project Manager or Project Executive.

Role requires hands-on leadership, strong communication with sophisticated owners and design teams, and a commitment to delivering on time,

Qualifications

  • Ability to partner closely with field teams and the design office.

Responsibilities

  • Review owner proposal and set the schedule of values.
  • Prepare procurement documents and subcontracts.
  • Maintain and update the project schedule and milestones.
  • Track changes and maintain a change order log.
  • Review subcontractor invoices against work in place.
  • Prepare monthly requisitions and ensure timely payments.
  • Distribute monthly project reporting.
  • Navigate LA permitting, inspections, CO, and closeout.
  • Collaborate with the Superintendent on two-to-three week look-ahead.
  • Lead punch list and closeout through final completion.

Job description

Our client is a long-established, nationally respected high-end residential general contracting and construction management firm with nearly four decades of experience. They build for some of the most discerning private clients in the country, working alongside leading architects and interior designers across ground-up construction, full gut renovations and complex additions.

The firm is established on the East Coast and is now building out its West Coast presence. This Project Manager will carry that same standard into the Los Angeles market, with the support of in-house carpentry, millwork and finishing capability.

The role

You would own delivery of one larger project or several concurrent ones - on time, on budget and executed to the firm's standard - working under a Senior Project Manager or Project Executive and in close partnership with the field Superintendent. This is hands-on. You drive procurement, schedule, financials and client communication from preconstruction through closeout, and you are the connective tissue between the owner, the design team, the field and the office.

Four days a week in the office or on site, one day flexible.

What you would be doing
  • Review the accepted owner proposal and establish the schedule of values.
  • Prepare the documents to manage procurement and execute subcontracts.
  • Build, maintain and continuously update the project schedule, and manage the job to its milestones.
  • Track every change and keep an accurate change order log.
  • Review subcontractor invoices against work in place.
  • Prepare monthly requisitions, drive collections and see that payment lands on time.
  • Prepare and distribute monthly project reporting.
  • Build a working knowledge of the Los Angeles permitting process and stay ahead of inspections, Certificate of Occupancy and closeout.
  • Work with the Superintendent on a rolling two to three week look-ahead.
  • Run the punch list and closeout through final completion.
What we are looking for
  • Project management experience in high-end residential construction, with full ownership of delivery on completed work.
  • Command of procurement, buyout, scheduling and project financials.
  • Someone who works in true partnership with the field and not at arm's length from it.
  • Comfort in front of sophisticated owners and experienced design teams.
  • Los Angeles based, or genuinely prepared to be.
Compensation:

$120,000-$155,000 per year
