A growing commercial general contractor is seeking a Project Manager to lead ground-up retail construction projects throughout the Houston market. This is an opportunity to join a lean, entrepreneurial construction team with a growing project pipeline and a long-term focus on developing its in-house construction capabilities.
The ideal candidate combines strong project management fundamentals with the technical construction knowledge to anticipate challenges, solve problems independently, and contribute to preconstruction and estimating efforts.
This is a hands-on role for someone who enjoys being involved in projects from early estimating and bidding through construction and closeout—not someone who wants to manage projects exclusively from behind a desk.
Responsibilities
- Manage ground-up retail construction projects from preconstruction and estimating through execution, turnover, and closeout.
- Oversee project budgets, schedules, subcontractors, procurement, change orders, RFIs, submittals, and overall project performance.
- Perform estimating and bidding activities for upcoming projects, including reviewing preliminary drawing sets and identifying scope gaps, constructability concerns, and potential cost impacts.
- Coordinate with architects, engineers, subcontractors, vendors, inspectors, and other project stakeholders to maintain project schedules and quality standards.
- Review construction documents to identify missing details, design conflicts, and potential field issues before they impact execution.
- Manage subcontractor relationships and procurement while ensuring scopes are clearly defined and aligned with project budgets.
- Maintain accurate project documentation and financial reporting using Procore.
- Conduct regular site visits and work directly with field teams to resolve issues and keep projects moving.
- Coordinate municipal inspections, permitting requirements, and project closeout activities specific to the Houston market.
- Contribute to the continued development of project management processes and best practices within a growing construction operation.
Qualifications
- Experience managing ground-up commercial retail construction projects.
- Strong understanding of commercial shell construction, including tilt-wall and/or pre-engineered metal building (PEMB) construction.
- Demonstrated estimating and bidding experience, including the ability to review incomplete or preliminary drawing sets and develop reliable project budgets.
- Strong technical understanding of construction documents, structural coordination, constructability, and subcontractor scopes.
- Experience managing multiple projects simultaneously, ideally ranging from approximately $2M–$9M per project.
- Proficiency with Procore for project financials, documentation, subcontractor management, and project controls.>
- Experience with Bluebeam for reviewing construction documents and performing takeoffs.
- Knowledge of Houston-area subcontractors, municipalities, permitting, inspections, and closeout procedures.
- Strong communication, decision-making, and problem-solving skills.
- Ability to work independently, take ownership of project outcomes, and collaborate effectively within a lean team environment.
- Base salary: $120,000–$140,000, depending on experience.
- Additional bonus compensation.
- Hybrid flexibility with regular jobsite involvement and in-person collaboration as needed.
- Opportunity to join a growing construction operation with an expanding pipeline of ground-up retail projects.
- Potential for long-term career growth as the business expands its preconstruction and tenant improvement capabilities.
