Lola Capital Group is a Baltimore-based real estate investment and development company on a mission to eliminate vacant properties and create quality, affordable housing across the city. The Opportunity
The Project Manager is the person who makes sure what happens on paper actually happens on the ground. You'll move between every active renovation site in our portfolio, verifying that work is progressing on schedule, meeting our quality standards, and staying within budget.
You’ll be the primary point of contact for our contractors - the person they call with questions, and the person who holds them to the standard we've promised our investors and our future homeowners. This is a hands-on, in-the-field role for someone who takes ownership of a project from the day it starts to the day the keys change hands.
Key Responsibilities
- Visit every active project site on a defined weekly schedule (more frequently for new contractor relationships), verifying progress, workmanship, and adherence to the project timeline.
- Capture organized, dated photo and video documentation at every site visit, for internal tracking and future marketing or walkthrough content.
- Serve as the primary, day-to-day point of contact for contractors - answering questions, clarifying scope, and resolving issues in real time rather than letting them stall a project.
- Conduct hands-on quality control checks against agreed specifications, catching and correcting deficiencies before they become larger, costlier problems.
- Maintain an accurate, current record of each project's progress, cost-to-date, and every contractor payment or draw disbursed, using the company's designated tracking system, so financial status is auditable at any time.
- Monitor each project for compliance with LCG's design standards, lender and funding requirements, and applicable building codes and permits.
- Coordinate the work of architects, engineers, or other outside consultants on larger-scope or ground-up projects, keeping every party aligned on scope and schedule.
- Document and escal contractor performance issues - missed deadlines, quality problems, unresponsiveness - to leadership with clear, supporting evidence.
- Lead the final walkthrough and punch-list process at project completion. Prepare turnover and handoff documentation when a completed project transitions into LCG's holding structure or to Gateway Charm Property Group for ongoing management.

What You'll Bring
- Proven experience managing full-scope residential renovation or construction projects - single-trade experience alone isn't enough.
- Working knowledge of structural, electrical, plumbing, and mechanical systems, sufficient to evaluate a contractor's work firsthand.
- A direct, confident communicator who can hold contractors accountable without a founder in the room.
- Serious organizational discipline - comfortable running multiple active projects, budgets, and timelines at once without anything slipping.
- Reliable transportation and the flexibility to be on a job site across the Baltimore metro area on short notice.
- A genuine sense of ownership - you treat each project like it's yours, start to finish.
Nice to Have
- Experience with construction draw processes on lender- or investor-funded projects.
- Familiarity with project-tracking or construction management software.
- Experience coordinating with architects or engineers on larger development projects.
Compensation
Structure:1099 independent contractor role; up to $2,750 per completed project (base milestone pay plus a performance bonus for on-time, on-budget, and quality delivery), paid across project start, midpoint, and completion. Based on an estimated 8-10 projects per year, estimated annual compensation is $19,000-$23,750, plus profit participation. Total compensation scales with project volume.
