Job summary

Jobtailor is seeking a seasoned Project Manager in the New York area to plan multifamily wood-frame construction projects. You will establish objectives, lead scheduling, manage budgets, contracts, and coordinate with clients, architects, and subcontractors to deliver on time and within scope.

The ideal candidate has 5+ years of multifamily experience, proficiency with Timberline, Bluebeam, Adobe, Onscreen Takeoff, and MS Office; OSHA 30 and First Aid‑AED training are preferred.

Qualifications

  • Bachelor’s degree in Construction or Civil field preferred or equivalent experience.
  • Preferred 5+ years of multifamily or wood frame construction projects.
  • Stable employment history and proven track record.
  • Proficient in Excel, Word, and Outlook.
  • Knowledge of Timberline, Bluebeam, Adobe and Onscreen Takeoff software is a plus.
  • Driver’s License Required.
  • OSHA 30 Hour preferred.
  • First Aid-AED Training preferred.
  • Additional safety certifications a plus.

Responsibilities

  • Plan projects and establish objectives, performance requirements, and project participants
  • Manage buyout scheduling, project budgets, contracts, subcontractor selection, and project accounting
  • Review contract documents for cost-effective building practices and constructability
  • Prepare scopes of work, solicit and qualify bids, and negotiate subcontractor and supplier pricing and terms
  • Generate contracts, purchase orders, budgets, forecasts, draw packages, owner reports, and project closeout documentation
  • Track costs, changes, work orders, back charges, invoices, subcontractor draws, and project impacts
  • Ensure compliance with quality, safety, construction documents, contract requirements, and timelines
  • Conduct site visits and coordinate inspections, testing reports, warranties, certificates of occupancy, and safety documentation
  • Develop and update construction schedules with Operations, Superintendent, and Scheduling teams
  • Identify and report budget, schedule, safety, design, and construction risks or disputes
  • Procure, track, review, distribute, and obtain approval for shop drawings, submittals, and RFIs
  • Communicate daily with the Project Superintendent and facilitate project meetings with internal and external stakeholders
  • Serve as a key link with clients and review team deliverables
  • Assemble and file as-built drawings, warranties, lien releases, insurance certificates, bonds, and owner closeout documents
