Job description

Our client is a leading New York City-based general contractor specializing in ground-up residential construction, delivering high-rise and mid-rise developments across the five boroughs. From preconstruction through closeout, they manage every phase of the build with a reputation for quality, schedule discipline, and strong relationships across owners, architects, and trade partners. As the project pipeline continues to grow, they are looking for a Project Manager to help lead the next generation of NYC developments.

About the Role

This is a role for a Project Manager who wants real ownership of a project from the office side — driving budgets, contracts, and schedules while working hand-in-hand with a superintendent who owns the field. You'll be the person owners and architects call when they need answers, the person who keeps subcontractor relationships productive, and the person who turns a set of drawings and a budget into a building delivered on time and on spec. We back our PMs with strong preconstruction support, an experienced field team, and the resources to run the job the right way.

Responsibilities
  • Manage the full project lifecycle for a ground-up high-rise or mid-rise residential development, from preconstruction and buyout through closeout and turnover
  • Develop and manage project budgets, cost tracking, and monthly financial reporting; identify and address cost overruns before they impact the bottom line
  • Lead subcontractor buyout, negotiate scopes and contracts, and manage the RFP/bid leveling process for trade packages
  • Partner closely with the superintendent to align the master schedule with procurement, submittals, and field sequencing
  • Manage the submittal and RFI process, ensuring timely turnaround between design teams, consultants, and the field
  • Lead owner-architect-contractor (OAC) meetings and serve as the primary point of contact for ownership, architects, and consultants
  • Review and process change orders, ensuring proper documentation and cost justification
  • Oversee project closeout, including punch list coordination, warranty documentation, and final owner turnover
  • Mentor assistant project managers and project engineers, building bench strength across the team
  • Ensure compliance with contract terms, insurance requirements, and NYC DOB regulations throughout the project
Qualifications
  • 5+ years of project management experience in NYC commercial or residential construction, with direct experience on ground-up high-rise and/or mid-rise projects
  • Strong understanding of construction contracts, budgeting, and cost control
  • Proven experience managing subcontractor buyout and trade negotiations
  • Working knowledge of NYC DOB processes, permitting, and code requirements
  • Excellent written and verbal communication skills, with experience presenting to ownership and design teams
  • Proficiency with project management and scheduling software (Procore, Primavera P6, MS Project, or similar)
  • A collaborative mindset — this role depends on a strong working partnership with the field team, not managing from a distance
Preferred Skills
  • Experience with Local Law 97-compliant or high-performance residential buildings
  • Background progressing from assistant project manager to project manager within a similar GC environment
  • Existing relationships with NYC-area architects, consultants, and subcontractors
Pay range and compensation package

Salary: $140,000–$165,000, commensurate with experience
