Job summary

Qualifications

  • 5+ years of commercial construction project management experience with a general contractor.
  • Experience managing commercial renovations, tenant improvements, office, institutional, industrial, or similar projects.
  • Ability to independently manage projects from preconstruction through completion.
  • Direct commercial GC experience required; residential-only construction experience will not meet requirements.

Responsibilities

  • Manage commercial construction projects from preconstruction through final closeout.
  • Develop and maintain project schedules, track milestones, and address delays.
  • Manage subcontractor scopes, contracts, commitments, change orders, and deliverables.
  • Review drawings, specifications, contracts, submittals, and project documents for requirements, conflicts, and risks.
  • Coordinate with owners, architects, engineers, inspectors, subcontractors, vendors, and field teams.
  • Monitor budgets, purchase orders, commitments, change orders, costs, and project profitability.
  • Lead project meetings and ensure RFIs, decisions, action items, and outstanding issues are resolved.
  • Partner with field leadership to monitor progress, quality, safety, productivity, and schedule performance.
  • Identify project risks and implement solutions to minimize delays, cost overruns, and quality issues.
  • Coordinate procurement, material requirements, and deliveries in line with project schedules.
  • Maintain accurate project documentation, reports, logs, and records.
  • Provide regular project updates to clients, ownership, and company leadership.
  • Lead project closeout, including punch lists, inspections, warranties, final documentation, and owner turnover.

Job description

We are seeking an experienced Project Manager to lead commercial construction, renovation, and tenant improvement projects throughout Central Virginia.

This is a hands-on role responsible for the full project lifecycle, from preconstruction and procurement through construction, turnover, and final closeout. The Project Manager will own project schedules, budgets, subcontractors, client communication, documentation, and overall project execution.

The ideal candidate has direct experience working for a commercial general contractor and can independently manage projects while coordinating effectively with owners, architects, engineers, Superintendents, subcontractors, vendors, and field teams.

Key Responsibilities
  • Manage commercial construction projects from preconstruction through final closeout.
  • Develop and maintain project schedules, track milestones, and proactively address delays.
  • Manage subcontractor scopes, contracts, commitments, change orders, and deliverables.

  • Strong knowledge of construction drawings, specifications, contracts, schedules, budgets, RFIs, submittals, and change orders.
  • Experience managing subcontractors, vendors, owners, architects, engineers, and field personnel.
  • Strong understanding of commercial construction methods, sequencing, procurement, and project execution.
  • Proficiency with construction project management and scheduling software and Microsoft Office.
  • Strong leadership, communication, negotiation, organization, and problem-solving skills.
  • Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent construction experience will be considered.
  • Direct commercial GC experience is required. Residential-only construction experience will not meet the requirements.
  • Ability to work on-site and travel to project locations throughout Central Virginia as needed.
