The primary responsibility of the Project Manager is to provide analytical, project management, and staff support for the Irvine Company Apartment Development (“ICAD”) Reinvestment group. The project manager operates with minimal supervision to provide the ICAD Reinvestment team with the tools and information necessary to analyze reinvestment and repair projects and assist in coordinating reinvestment and repair activities. This role/function acts as a project manager to help provide support for optimal process flow, business decision-making, and project execution.

  • Support the development of project documents, coordinating internal and external design disciplines from SD through CD
  • Coordinate with consultants, internal design, and construction teams to review project submittals, shop drawings, and RFI's for project design conformance
  • Manage project plan check and approvals through governing agencies
  • Oversee and manage the creation of internal memos and document distribution
  • Collaborate with other departments in analytical, planning, and project management support (maintenance operations, community and portfolio management, etc.)
  • Conduct research and evaluate macro/micro real estate market data.
  • Responsible for preparing reinvestment pipeline reporting, project status reports, internal memos, and communication logs
  • Analyze, compile, and organize presentation packages for senior management.
  • Administer project tracking systems and analysis tools
  • Provide analyses, insights, and recommendations in identifying potential reinvestment opportunities
  • Develop, maintain, and manage financial models/market studies to support reinvestment activities
  • Create ad-hoc analysis to assist in special projects as needed
  • Participate in business process improvement initiatives to help facilitate changing business requirements
Minimum Qualifications / Other Expectations:

Education & Experience:

  • Bachelor’s degree in in related curricula or equivalent experience in multifamily industry
  • 5 years experience in related role

Other:

  • Proven ability to lead, coach, and motivate teams to work together to ensure success
  • Strong understanding of conceptual estimating and budgeting
  • Proficient in Google and PC-based applications. These include but are not limited to: Google Mail, Docs, Sheets, MS Office Suite, Bluebeam Revu, Smartsheet and other similar programs
  • Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company
  • Able to influence others and effectively negotiate to achieve optimal outcomes
  • Convey confidence and maintain composure in crucial situations
  • Embrace conflicts by seeing them as opportunities by acting collaboratively to achieve optimal outcomes
  • Ensure the delivery of an outstanding internal/external customer experience
  • Accurately anticipate the complexity and resource requirements of projects/tasks then proactively adjust when challenges arise
  • Skilled in reading and interpreting plans, specifications, reports, building codes and all construction-related systems/assemblies
  • Use sound logic and methods to solve difficult problems with effective solutions promptly
  • Can make informed decisions and take decisive action with incomplete information under tight deadlines; taking into account the cost of “no decision”
  • Understand critical success factors driving the business and Implement strategies and/or tactics to achieve results by consistently using sound judgment
  • Organized and capable of managing tasks on multiple, concurrent projects
  • Excellent oral and written communication skills
  • Must be able to stand for long periods, climb stairs, climb ladders, navigate scaffolding, and walk moderate to long distances each day
  • Strong attention to detail; Excellent time management and organizational skills
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Compensation:

Base Pay Range:$101,400.00 -$150,500.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
