Job summary

GH Engage is seeking an experienced Commercial Project Manager to lead complex construction projects across healthcare, education, government, and commercial sectors in the Southeast. You will manage budgets, schedules, and teams, while maintaining client relationships and ensuring safety and quality from preconstruction through closeout.

The role requires at least 8 years of commercial construction experience, including 3 years as lead PM, with proficiency in Procore, Bluebeam, and Primavera

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, Building Science, or related field
• Minimum of 8 years of commercial construction experience, including at least 3 years as lead PM
• Experience delivering projects valued at $20M+
• Experience with CM-at-Risk, design-build, or competitive bids
• Proficiency with Procore or similar PM platform, Bluebeam, and Primavera P6 or MS Project
• Ability to read构 Construction drawings and specs
• Strong communication skills for client-facing work
• Travel between Hampton Roads and Richmond project sites

Responsibilities

Job description

A long-established construction management and real estate development firm operating across the Southeast is seeking an experienced Commercial Project Manager. Our teams deliver work across healthcare, K-12 and higher education, government, corporate and commercial, hospitality, senior living, multifamily, historic renovation, and industrial markets. Essential Duties and Responsibilities

• Serve as the primary point of contact for owners, architects, engineers, and subcontractors throughout the project lifecycle.
• Lead preconstruction efforts including conceptual budgeting, constructability reviews, value engineering, and bid packaging.
• Develop and manage project budgets, cost forecasts, and monthly financial reporting, with ownership of project profitability.
• Negotiate, award, and administer subcontracts and purchase orders, managing buyout to meet budget and schedule targets.
• Build and maintain the project schedule in partnership with the superintendent, monitoring progress and driving recovery plans when needed.
• Manage the submittal, RFI, and change order processes, ensuring timely resolution and complete documentation.
• Chair owner-architect-contractor meetings and produce accurate minutes, progress reports, and client communications.
• Partner with the project superintendent to align field operations, manpower, and site logistics with the schedule.
• Champion the project safety program and hold subcontractors accountable to company and OSHA standards.
• Oversee quality control, ensuring work conforms to contract documents and client expectations.
• Manage project closeout, including punch list, commissioning support, as-builts, O&M manuals, warranties, and final billing.
• Mentor assistant project managers, project engineers, and interns.
• Support business development through client relationships, repeat work, and project interviews.

Requirements

Experience/Education

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, Building Science, or a related field, or an equivalent combination of education and experience
• Minimum of 8 years of commercial construction experience, including at least 3 years as the lead project manager
• Demonstrated track record managing commercial projects valued at $20 million and above
• Experience delivering work under CM-at-Risk, design-build, and competitive bid contracts
• Working knowledge of AIA and ConsensusDocs contract forms, subcontract administration, and payment and lien processes
• Proficiency with Procore or a comparable project management platform, Bluebeam, and Primavera P6 or MS Project
• Ability to read and interpret construction drawings and specifications
• Excellent written and verbal communication skills for client-facing work
• Strong organizational skills with a focus on detail, cost control, and schedule discipline
• Valid Driver's License and the ability to travel between project sites within the Hampton Roads and Richmond markets

Certifications and Training Qualifications — Preferred / Desired

• OSHA 30-Hour Construction
• LEED Accredited Professional
• DBIA — Design-Build Institute of America certification
• CCM — Certified Construction Manager
• CPR and First Aid certifications
• Experience with virtual design and construction (VDC) and BIM coordination
• Sector experience in healthcare, education, government, senior living, or hospitality

Compensation

Salary up to $160,000, commensurate with experience.
