Position Summary
The Project Manager leads the delivery of commercial real estate development projects from early due diligence through construction closeout, with a primary focus on site/civil design, architecture, consultant management, and coordinated lease delivery. This role partners closely with internal development, operations, construction, leasing, and finance teams and is accountable for driving scope, budget, schedule, and communication across all stakeholders.
- Due diligence and feasibility support (consultant coordination, development planning support, and cost estimates for project planning)
- Civil Engineering (site/civil design management, utility coordination, stormwater, grading, paving, and permitting support)
- Architecture & Engineering coordination (managing outside A&E consultants and deliverable quality)
- Budget management (developing, tracking, and reporting project budgets and variances)
- Schedule management (milestone planning, critical path tracking, and proactive recovery planning)
- Lease delivery (ensuring tenant/landlord deliverables align with lease exhibits and commitments)
- Delivery-phase communication (clear, timely updates to internal leadership, partners, tenants, and third-party stakeholders)
Key Responsibilities
- Due diligence and feasibility support: Perform site assessments—reviewing zoning, environmental, and geotechnical factors—identify risks and opportunities, coordinate with consultants, and prepare feasibility studies and cost estimates for project planning.
- Manage civil engineering scope from concept through permitting: coordinate surveys, geotechnical, environmental, utilities, drainage, and roadway interfaces.
- Lead and coordinate outside consultants (civil, architectural, structural, MEP) to ensure drawings, specifications, and permit packages meet project requirements and timelines.
- Develop, maintain, and communicate project budgets; track commitments, change drivers, and variance explanations; coordinate invoice review/approvals with finance.
- Create and maintain integrated project schedules; identify risks early, drive decisions, and implement action plans to protect key milestones.
- Coordinate lease delivery requirements: align design and construction deliverables with lease exhibits, TI/LL scope delineations, and turnover requirements.
- Drive delivery-phase communication: facilitate recurring project meetings, document decisions/action items, and provide concise weekly status updates.
- Support construction delivery by coordinating design clarifications, reviewing submittals/RFIs as needed, and managing stakeholder expectations through turnover and closeout.
- Maintain organized project documentation (contracts, permits, approvals, drawings, reports) and ensure reliable version control and distribution.
Qualifications
- Bachelor’s degree in Civil Engineering or a closely related field.
- Demonstrated experience managing site/civil design and permitting for commercial development projects.
- Strong understanding of consultant coordination, plan review processes, and development project delivery workflows.
- Proficiency with project budgeting, scheduling, and reporting; strong Excel skills preferred.
- Excellent written and verbal communication skills; comfortable interfacing with tenants, partners, contractors, and municipal agencies.
- PE license and/or Florida experience is a plus.
