EcoCosm, Inc. in the San Francisco Bay Area seeks an experienced Project Manager to own energy upgrade projects from initiation through closeout.

Hybrid role with onsite and remote work and projects ranging from $50,000 to $4 million. You'll coordinate cross-functional teams, manage scope, schedules, budgets, and client communications to deliver measurable energy savings and ensure safety and quality standards.

Qualifications

• 3–5 years of directly relevant project management experience in energy efficiency, retro-commissioning, MEP construction, or building-systems upgrade work.
• Proven track record delivering medium-to-large implementation or upgrade projects in occupied commercial spaces
• Strong understanding of HVAC systems and building automation systems (BAS)
• Experience managing subcontractors including bidding, buyout, scheduling, and safety oversight
• Full ownership of project budgets, schedules, and change management
• Bachelor’s degree in engineering or STEM field
• Excellent verbal and written communication skills; customer-focused
• Willingness to travel regionally and occasionally nationally
• Clean DMV record

Responsibilities

• Own the full project lifecycle for energy upgrade and implementation projects including scope, budget, schedule, procurement, construction, testing, and closeout
• Develop scopes of work and bid packages; lead subcontractor bid evaluation and contract management for lighting, HVAC, and BAS trades
• Direct subcontractor on-site work in occupied multi-employer client sites
• Manage project budgets, forecasts, change orders, and monthly billing; maintain margins and schedule commitments
• Translate audit findings and engineering designs into constructible, high-value scopes
• Oversee functional testing of AHUs, hot-water systems, and VAVs; drive optimal control strategies with controls contractors
• Manage utility incentive program requirements and documentation (PG&E, AEP)
• Mentor assistant PMs and project engineers
• Liaise with clients to align deliverables with sustainability and performance goals
• Travel regionally and, if needed, nationally

Role Description

This is a full-time Project Manager role based in the San Francisco Bay Area, structured as a hybrid position with a mix of onsite and work-from-home flexibility. We are seeking an experienced Project Manager to take full ownership of energy engineering and energy upgrade projects ranging from $50,000 to $4 million. This includes upgrade projects such as HVAC, controls/BAS, lighting, building envelope improvements, and retro-commissioning.

The Project Manager will oversee energy efficiency projects from planning through completion, including defining scope, timelines, and budgets, and coordinating cross-functional teams and external partners. Daily responsibilities include managing project schedules, tracking milestones, addressing risks and issues, and ensuring compliance with safety and quality standards. The role also involves working with procurement and logistics to support expediting activities, organizing inspections and site visits, and preparing clear progress reports and documentation for internal stakeholders and clients. The Project Manager will collaborate closely with clients to align project deliverables with sustainability and performance goals.

This position requires 3-5 years of relevant experience and you will be responsible for ensuring projects are on time, on budget, and delivered to a happy customer.

Responsibilities

• Own the full project lifecycle for building energy upgrade and implementation projects including scope, budget, schedule, procurement, construction, functional testing, and closeout
• Develop scopes of work and bid packages; lead subcontractor bid evaluation, selection, buyout, and contract management for lighting, mechanical/HVAC, and controls/BAS trades
• Direct subcontractor on-site work, including coordination on occupied, multi-employer client sites
• Manage project budgets, forecasts, change orders, and monthly billing; keep margin and schedule commitments
• Translate audit findings and engineering designs into constructible, high-value scopes
• Oversee functional testing of AHUs, hot-water systems, and VAVs before and after upgrades; review sequences of operations and drive optimal control strategies with controls subcontractors
• Manage utility incentive program requirements and documentation (e.g., PG&E programs, AEP)
• Mentor assistant project managers and project engineers
• Bachelor’s degree in Engineering, Construction Management, Business, or a related field, or equivalent practical experience
• Proficiency with project management tools and software; familiarity with sustainability or ESG frameworks is a plus

Required Qualifications

• Minimum 3-5 years of directly relevant project management experience in energy efficiency, retro-commissioning, MEP construction, building controls, or building-systems upgrade work.
• Demonstrated track record delivering medium-to-large implementation, upgrade, or tenant improvement projects in occupied commercial, institutional, or industrial buildings
• Working technical knowledge of HVAC systems and building automation systems (BAS), sufficient to hold your own with engineers, controls contractors, and facility staff
• Proven subcontractor management experience including bidding, buyout, scheduling, and quality/safety oversight
• Full ownership experience of project budgets, schedules, and change management
• Bachelor’s degree, preferably in engineering or another STEM field
• Exceptional verbal and written communication skills; customer-focused and professional demeanor
• Ability to manage multiple projects independently
• Proficient in Microsoft Office Suite (Word, Excel, Outlook) and Microsoft Project
• Willingness and ability to travel regionally and occasionally nationally
• Clean DMV record

Preferred Qualifications

• Engineering degree (mechanical, electrical, or civil) and/or hands-on engineering experience; EIT or PE a strong plus
• Credentials such as CEM, CxA/CCP, LEED AP, PMP, or OSHA 30
• Experience conducting or implementing ASHRAE Level I/II/III audits and retro-commissioning (RCx)
• MEP design-build experience, especially labs, life sciences, healthcare, or other technically demanding facilities
• Hands-on controls experience — sequences of operations, point-to-point checkout, or BAS programming (Siemens Desigo/Insight and PPCL a plus)
• Familiarity with BAS trend data, baseline regression modeling, and measurement & verification (M&V)
• Experience with California utility incentive programs and Title 24 requirements
