Job summary

GAP Solutions Inc. is seeking an experienced Facilities Project Manager for NIH/NIAID spaces at the Rockville campus.

You will oversee projects from requirements through installation, coordinating cross-disciplinary teams and maintaining schedules, budgets, and documentation. Responsibilities include monitoring risks and costs, ensuring compliance with federal facility practices, and providing technical support for laboratories and data centers.

Qualifications

  • Bachelor's degree in a related field or equivalent experience.
  • 11–13 years of related project experience at PM level.
  • Experience with facility infrastructure and with laboratory, clinical, or data center environments.
  • Demonstrated scheduling, risk management, stakeholder coordination, customer-service, written communication, and executive-presentation skills.
  • Ability to obtain and maintain required Government credentials and facility access.

Responsibilities

  • Plan and manage facility-related projects, including infrastructure, renovations, relocations, occupancy, and closeout.
  • Develop and maintain schedules, milestones, dependencies, action logs, budgets, estimates, and project documentation.
  • Coordinate scientific, administrative, facilities, IT, vendor, and other stakeholders; facilitate and document meetings.
  • Monitor project status, resources, risks, issues, scope, schedule, cost, quality, and performance; recommend mitigation and corrective action.
  • Provide technical support for laboratory, clinical, animal research, data center, office, and other mission-critical environments while maintaining operational continuity.
  • Prepare status reports, risk registers, change records, technical analyses, executive briefings, presentations, data-call responses, and closeout reports.
  • Support CAD drawings, space planning studies, relocation plans, customer engagement, and decision-support products as assigned.
  • Ensure deliverables are accurate, timely, professional, current, and compliant with Government requirements and applicable federal facility practices.
  • Develop FF&E layouts, furniture specifications, technical drawings, estimates, procurement schedules, and installation plans.
  • Perform site surveys and field verification and align solutions with codes, safety requirements, existing infrastructure, and workplace standards.

Job Details Level: Experienced Job Location: National Institutes of Health (NIH) - Rockville Campus - Rockville, MD 20852 Position Type: Full Time Education Level: Bachelors Degree Salary Range: $155,000.00 - $167,500.00 Salary/year Travel Percentage: None Job Shift: Day Job Category: Facilities Position Objective Manage NIAID space, furniture, renovation, and relocation projects from requirements development through installation and closeout.

Duties and Responsibilities
  • Plan and manage facility-related projects, including infrastructure, renovations, relocations, occupancy, workplace modernization, and closeout.
  • Develop and maintain schedules, milestones, dependencies, action logs, budgets, estimates, and project documentation.
  • Coordinate scientific, administrative, facilities, architecture/engineering, IT, vendor, and other stakeholders; facilitate and document meetings.
  • Monitor project status, resources, risks, issues, scope, schedule, cost, quality, and performance; recommend mitigation and corrective action.
  • Provide technical support for laboratory, clinical, animal research, data center, office, and other mission-critical environments while maintaining operational continuity.

Basic Qualifications
  • Bachelor's degree in a related field, or an accepted combination of directly relevant education and experience consistent with the contractual labor category.
  • Minimum 11-13 years of related experience supporting a variety of projects, appropriate to the assigned PM level.
  • Experience with facility infrastructure and building systems and with laboratory, clinical, animal research, data center, administrative, or comparable environments.
  • Demonstrated project scheduling, risk management, stakeholder coordination, customer-service, written communication, and executive-presentation skills.
  • Ability to obtain and maintain required Government credentials and facility access.
Preferred Qualifications
  • BS in Architecture and Environmental Design.
  • 13 years of relevant space planning, furniture planning, interior design, or facility-project experience.
  • Proficiency with AutoCAD, Revit, SketchUp, CAP 2020, CAFM, Microsoft Office, and Adobe Creative Cloud.
