Job summary

The International Erosion Control Association is seeking an experienced Project Manager to lead ground-up residential ADU projects from site visit to Certificate of Occupancy. This role is highly independent, hands-on, overseeing permitting, site work, septic, utilities, foundations, and vertical construction.

Qualifications

  • 7+ years of experience managing ground-up residential construction projects from start to finish.
  • Strong knowledge of residential construction, including site work, septic systems, foundations, framing, and finishes.
  • Ability to read and interpret architectural, engineering, septic, and site-work drawings.
  • Direct experience managing permitting and inspections.
  • Experience coordinating multiple subcontractors and trades.
  • Strong budget management and scheduling experience.
  • Excellent customer service and communication skills.
  • Highly organized with the ability to manage multiple active projects.
  • Strong computer skills and experience using project management software, spreadsheets, email, and digital construction plans.
  • Valid driver’s license required.
  • Unrestricted Construction Supervisor License (CSL) required.

Responsibilities

  • Manage multiple ground-up residential construction projects from pre-construction through final completion.
  • Review and interpret architectural, engineering, septic, and site-work drawings.
  • Coordinate with architects, engineers, surveyors, subcontractors, suppliers, and local municipalities.
  • Manage the permitting and inspection process, including building, zoning, conservation, and Board of Health requirements.
  • Oversee site preparation, tree clearing, erosion control, excavation, septic installation, utilities, water lines, and foundations.
  • Manage all phases of vertical construction, including framing, roofing, siding, windows, doors, mechanical systems, insulation, drywall, and interior finishes.
  • Develop and maintain project schedules to ensure projects are completed on time.
  • Manage project budgets, costs, change orders, and documentation.
  • Schedule and coordinate subcontractors, suppliers, and material deliveries.
  • Conduct regular site visits and maintain high‑quality construction standards.
  • Serve as the primary point of contact for homeowners, providing proactive communication and excellent customer service.
  • Identify and resolve construction issues before they impact the project schedule or budget.
  • Manage punch lists, final inspections, and project closeout.

Job description

We are seeking an experienced Project Manager to lead ground-up residential Accessory Dwelling Unit (ADU) projects from the initial site visit through final completion and Certificate of Occupancy.

This is a highly independent, hands-on role for someone with extensive experience managing residential construction projects from start to finish. Preferred Qualifications

  • Knowledge of Title 5 septic systems.
  • Familiarity with the Massachusetts Stretch Energy Code and HERS process.
  • Current OSHA certification.
