Job summary

Makara Builders, LLC—operating as Makara ADU in the DC metro area—seeks an experienced Residential Project Manager to lead ADU projects in Gaithersburg, MD from pre-construction through closeout.

Qualifications

Responsibilities

  • Lead trades, supervise subcontractors, and ensure safety and workmanship.
  • Maintain proactive client communication and premium service throughout construction.
  • Coordinate permitting, inspections, and utility connections; document results.
  • Manage change orders and communicate impacts to clients and leadership.
  • Enforce quality control with site walks and code adherence.
  • Coordinate material procurement and finish selections to prevent delays.
  • Resolve field issues and RFIs in a fast-paced, multi-project environment.

Overview:

Makara Builders, LLC — operating as Makara ADU — is the Washington, DC metro area’s exclusive, premier design–build firm specializing in high-quality Accessory Dwelling Units (ADUs) across Maryland, Washington, DC, and Virginia. Headquartered in Gaithersburg, MD (Montgomery County), Makara delivers turn‑key detached and converted ADUs — ranging from studios to multi‑bedroom homes (roughly 300 to 1,100+ square feet) — for use as in‑law suites, senior living spaces, home offices, and rental units. We manage every project from initial design and engineering through permitting, utilities, and full construction, delivering modern, code‑compliant, and efficient homes — in as little as 120 days from permit. Fully licensed and insured, Makara is known for its craftsmanship, deep local expertise, and personalized service that help homeowners maximize property value and support flexible, multigenerational living. We proudly serve Montgomery, Howard, Frederick, Anne Arundel, Arlington, and Fairfax counties and the surrounding communities.

Responsibilities:

This is a full-time Residential Project Manager role based in Gaithersburg, MD. The Project Manager oversees ADU projects from pre-construction through project closeout — managing schedules, budgets, subcontractors, and client communication. You’ll be part of the face of Makara ADU and responsible for the daily on‑site activity at our clients’ job sites.

  • Own projects end-to-end — manage each ADU from pre-construction through closeout, serving as the primary on‑site point of contact and the face of Makara ADU at the client’s home.
  • Drive the schedule — build, maintain, and manage project schedules; sequence trades and material deliveries to keep multiple concurrent projects moving efficiently and on time.
  • Manage the budget — track project costs and identify opportunities to reduce time and expense without compromising quality, directly improving client satisfaction and Company margins.
  • Lead the trades — supervise and coordinate subcontractors and trade partners, holding them accountable for quality, workmanship, safety, and jobsite cleanliness.
  • Own client communication — serve as the main point of contact for homeowners; provide proactive updates, set clear expectations, and deliver a premium, white-glove experience throughout construction.
  • Handle permitting & inspections — coordinate permits, inspections, and utility connections (including electric, water/sewer, and trade permits); provide inspection support and manage related documentation.
  • Manage change orders — identify scope changes early, document them clearly, and communicate cost and schedule impacts to clients and leadership.
  • Enforce quality control — conduct regular site walks and QC checks to ensure all work meets Makara standards and applicable residential building codes.
  • Coordinate materials & selections — manage procurement, deliveries, and finish-selection timelines to prevent delays and keep work flowing.
  • Solve problems in the field — proactively identify and resolve issues, RFIs, and unforeseen conditions in a fast‑paced, multi‑project environment.
  • Champion safety & professionalism — uphold jobsite safety practices and represent the Company professionally with homeowners, inspectors, vendors, and neighbors
Qualifications:
  • 7–10 years of project management experience in custom new‑home construction and remodeling. Previous field supervision work is a major plus.
  • Strong project oversight capabilities, with demonstrated skills in project management and coordination of residential construction projects.
  • Proficiency with BuilderTrend and Hubspot is a plus.
  • Extremely personable and genuinely enjoys meeting with clients — client satisfaction is our top priority.
  • Experience with permitting, inspections, and field coordination, including inspection support and related documentation.
  • Ability to manage multiple schedules, vendors, and materials, and to sequence work properly to keep multiple projects moving efficiently.
  • Knowledge of residential building codes, safety practices, and construction methods. Custom single family home construction experience is a plus.
  • Excellent communication and relationship‑building skills for working with homeowners, subcontractors, trade partners, vendors, inspectors, and internal teams.
  • Proficiency with project management and construction software (e.g., scheduling tools, document management platforms, and basic office applications).
  • Proven ability to manage multiple projects simultaneously, prioritize tasks, and solve problems in a fast‑paced environment.
  • Valid driver’s license and reliable transportation are a must.
