Job summary

The Project Manager (PM) at Suntec Construction is responsible for the business, financial, and administrative success of assigned projects. The PM is the primary point of contact with the General Contractor's Project Manager and partners closely with the Construction Manager (CM) to deliver projects safely, on schedule, within budget, and to Suntec quality standards.

The PM is office-focused and accountable for contracts, cost control, documentation, and client satisfaction, ensuring materials

Qualifications

  • 5+ years of experience in commercial construction project management.
  • Strong understanding of contracts, budgeting, and cost control.
  • Ability to communicate clearly with internal teams and external partners.
  • Proficiency in Microsoft Office, scheduling software, Bluebeam, Excel, and construction management systems.

Responsibilities

  • Serve as primary business contact with the General Contractor.
  • Review GC contracts, complete contract matrices, and establish the Schedule of Values.
  • Lead estimating handoff meetings and coordinate with estimating on rebar and concrete scopes.
  • Own the overall project budget, including forecasting cost to complete.
  • Manage subcontractor buyout and contract execution.
  • Review and approve invoices (concrete, pump, equipment, and related costs).
  • Lead monthly Work-In-Place reviews and financial forecasting.
  • Develop, submit, and track monthly billings and receivables.
  • Own all change order processes, including pricing, tracking, and execution.
  • Coordinate with PCs and estimating for T&M and change pricing.
  • Track and manage RFIs and submittals.
  • Document cost and schedule impacts and issue required contract notifications.
  • Publish project schedule updates at least biweekly in coordination with the CM.
  • Review project costs, equipment billing, and pump reports with the CM.
  • Ensure materials are procured and delivered to support field operations.
  • Support project closeout including final pay applications and retention release.
