Job summary

LHH client, a well-established specialty commercial contractor in Charlotte, NC, is seeking an experienced Project Manager to lead projects from business development through closeout. As a self-performing contractor, you will work directly with in-house crews and field supervisors, gaining direct control over schedule, quality, and labor productivity on every job.

The role requires 5+ years of PM experience, strong labor management, and familiarity with building envelope projects.

Qualifications

• 5+ years of PM experience with a self-performing contractor.
• Strong direct labor management and field operations knowledge.
• Experience with building envelope or exterior restoration preferred.
• Proficiency with Procore or MS Project.
• Excellent communication and organization skills.

Responsibilities

• Manage all phases of assigned commercial projects, including estimating support, scheduling, procurement, and self-performed crew coordination.
• Serve as primary point of contact for owners, general contractors, architects, and engineers.
• Plan labor, equipment, and material logistics with in-house crews.
• Track costs, labor productivity, and budgets; resolve variances proactively.
• Prepare and manage submittals, RFIs, change orders, and project documentation.
• Ensure compliance with safety standards, building codes, and contract requirements.
• Read and interpret technical specifications and drawings related to building envelope and exterior systems.
• Lead project meetings and provide regular progress reporting to leadership and clients.

Key Responsibilities

• Manage all phases of assigned commercial projects, including estimating support, scheduling, procurement, and self-performed crew coordination
• Serve as primary point of contact for owners, general contractors, architects, and engineers
• Partner closely with superintendents and foremen to plan labor, equipment, and material logistics for in-house crews
• Track job costs, labor productivity, and budgets in real time; identify and resolve variances proactively
• Prepare and manage submittals, RFIs, change orders, and project documentation
• Ensure compliance with safety standards, building codes, and contract requirements
• Read and interpret technical specifications and drawings related to building envelope and exterior systems
• Lead project meetings and provide regular progress reporting to leadership and clients

Qualifications

• 5+ years of project management experience with a specialty commercial contractor that self-performs its work (not a GC that relies primarily on subcontractors)
• Strong understanding of direct labor management, crew productivity, and field operations
• Experience with building envelope, exterior restoration, or related specialty trade work strongly preferred
• Proficiency with project management and scheduling software (e.g., Procore, MS Project)
• Excellent communication, organization, and problem-solving skills
• Bachelor's degree in Construction Management, Engineering, or related field preferred (or equivalent field experience)
